I'll start with my regrets

1) too many downlight (in which over the 8 yrs of living, didnt really utilised much of it)
2) bed frame without stand, dirty at the covered bottom and always hitting the bulky edges
3) didn't change my whole house's piping, still using GI from developer (too naive to trust contractor at that time)

QUOTE(Created On 21/1/2021 @ Mar 7 2023, 12:33 PM)
1. Did not choose a bigger sink, mine is 60cm x 45cm, I should've gotten the 75cm x 45cm.

2. My downlight is still too close to my ceiling fan, causing shadow chopping effect.

3. Not enough plug point
*
1. for this round, i will get a bigger one for sure, forget about dual sink at wet kitchen, less advantage than 1 single
2. i try to minimise my downlight, gonna use more track lighting
3. will add like mad for this, every damm corner

QUOTE(kennykck @ Mar 7 2023, 12:34 PM)
Not enough down light for wet kitchen

Kitchen table top is L shape, not user friendly at the L corner. Should have made angle corner

Didn’t do tinted before add grille
*
will research on angle corner table top, but i will be doing concrete top most porbably

QUOTE(lowyat101 @ Mar 7 2023, 12:46 PM)
should have asked the contractor to pull dual water supply (city + tank) to my wet kitchen sink, so that when there's a water cut, can still use the tank water to finish the washing
*
yupe, this is a requirement i told my plumber.

QUOTE(AmeiN @ Mar 7 2023, 01:38 PM)
Mine
Not enough plug point
Didnt do copper and drain outlet for aircond. Only do wiring lol
Floor tiles deep cleaning and polishing before move in
*
point noted for the copper and drain outlet, so far i will prepare wiring but the location is just backwall of the house, so drainage shldnt be a problem

QUOTE(VeeJay @ Mar 7 2023, 08:16 PM)
I missed out network points, it was dialup modem (1515) then! hahaha
*
yes, this will be part of my plan

QUOTE(hihihehe @ Mar 7 2023, 09:07 PM)
yes, normally new home will have uneven wall but not noticeable if white wall without lighting

after painted to other color(light color) with lights on at night, the uneven wall is very obvious that i want to skim it again
*
this is quite annoying actually, especially when u look up the ceiling, it's like waves, need to force contractor to skim and smoothen it, in the case adding fluted wall also will be balanced out

QUOTE(noien @ Mar 8 2023, 12:11 AM)
Nice thread

Mine isdidn't redo the tiles for bathroom and it is slippery
Should use stainless steel for grill instead of steel.
Black colour kitchen top which is pain to make it clean and clear
*
i gave up on grill, go for mesh instead if got budget

QUOTE(Femsroot @ Mar 8 2023, 12:20 AM)
1. regret didn’t do proper roof. Developer gave shit roof and concrete roof always leaking.
2. Neighbour wall shud do up to ceiling. Now 7 ft but still need suffer the stupid neighbour put things on the wall. Look ugly.
*
priority roof, piping, wiring

QUOTE(mushigen @ Mar 8 2023, 01:06 AM)
What's the reason for wanting to deep clean tiles? Need to mop frequently during the initial stage after moving in?
*
after reno complete, no matter how u mop there is still dust unsettled, deep cleaning is hiring a team of ppl to do wipedown on every inch of the house, including L box of plaster ceiling and they will clean it thoroughly, price can quite steep depending on size and height of property

QUOTE(nihility @ Mar 9 2023, 07:45 AM)
1) If doing any extension of area to existing footprint - don't save on the piling. The pad footing foundation don't work, after the raining season, the newly extended area will set differently from the existing area build by the developer, the crack line on the joint between the extended wall will appear.

2) Kitchen cabinet  for the sink bottom , just leave it open without any cabinet door. The area is subjected to high moisture condition, eventually the wooden cabinet will subjected to the mold growth.
*
1) demolish and re-do if possible, to prevent this joint back problem
2) can do aluminium kitchen frame and door with tiled walls

Definitely need to redo but most likely when the unit is vacant because the piling work & wet work need at least 3-4 months without labor shortage issue.
*
but you do need to apply right if it's an extension ? iinm, if extension for kitchen macam no need, but if go all the way up to 2nd or 3rd floor, need to submit drawing and get approved by local municipal, concrete cooling off period at least 9 to 12 days

Still need to apply permit for renovation even if it is single storey.

If  2 storeys & above need building plan submission.
*

QUOTE(zero5177 @ Mar 9 2023, 11:49 AM)
Trusting developer's panel to handle the renovation.

Because most of the time these panel is a new company setup by their heir/relative who probably do not have much experience in this field and they chew up more than they could swallow resulting in super slow work + low quality workmanship/material used.
*
imo, 2 types of contractor

1) con or quit after certain %
2) con as in workmanship/material, see how much convenient to them

this time i do most purchases myself, edit my own floor plan etc, time consuming but at least i know what im getting
