Really depends on location, design and how old is old. But in general, new trumps old due to our poor maintenance culture.
Malaysians have this real love for virgin units. In the case of older well-built units in higher socio economic areas that have been maintained well then there is a real argument to be made for them vs newer ones. This post has been edited by Cavatzu: Mar 1 2023, 09:06 AM |

Subjective to few factors :-
1) Freehold or leasehold. If freehold - old or new, won't matter much. If leasehold, the new unit will have longer lease to expiry & the old unit will have shorter lease to expiry. The lease may be renewed or not renewed subjected to State's decision but we may not be living that old to witness it, it only matter when it comes to the inheritance to the next generation. 2) Community mentality living at the condo. Sorry to say almost 85% of the public mentality are retarded level. Only around 10-15% who are serious to know the Strata Title are being run, the rest of the 85~90% are retarded mentality that don't even bother about. If the old condo have a good responsible community with high awareness / education level - go for the old unit. The new unit, you will not know about the other owners behaviors' until you start moving in. Chances for your to meet 85~90% uncivilized mentality neighbors is very likely. If that happens. The new unit vs old unit with same shitty mentality of community won't make any different to either old or new unit, because eventually the building will arrive at the pitiful state - not properly maintained due to many outstanding collections. |

QUOTE(Indubitable Sailor228 @ Feb 21 2023, 08:47 PM) Which one is the better choice if the price of old and new condo is almost the same? Assuming both locate in the same area. TIA old low dense condo always better.new high dense condo usually alot of 'investor' that have no money and do compress loan ended up default in service charges & bank instalment, end up many auction unit also new condo service charges tend to be more expensive due to fancier facilities. overall if u go the notice board see many maintenance fee defaulters, service charges not enough to cover maintenance of the condo and end up will be trash condo. |

QUOTE(nihility @ Mar 1 2023, 07:59 AM) Subjective to few factors :- Property needs to be expensive enough that it deters a lot of idiots. But it has to be value for money for the given location. Expensive for the sake of it will also fail and destroy your equity so quick your head will spin.1) Freehold or leasehold. If freehold - old or new, won't matter much.
