This was needed. It’s not that it’s banned because they could be real b****es and ask for people to apply for lodging/motel licence like in some countries.

It’s just allowing for consensus to be formed and primarily own stay property will remain just that. This is actually good news for those units purpose built for investors and Airbnb as it will reduce some of the wannabe competitors.

those golden triangles 90% are investors/weekend home owners... i dont think getting the approval will be tough... most of it dont even bother to make complaint against airbnb as they dont even use their properties for alot of times in a year... for those tat curi2 do it in own stayers majority residence, well good luck to them...

Q1) Does the apartment include service apartment under sch-H(strata not obtained yet)?
Q2) 75% of owner. Nett one owner per unit? What if the unit has more than one up owners?
Q3) Does share units come into calculation of the % of owner?

they mentioned is all leaving to the building management to justify, just that they have a right to ask for the vote

I don't see why serviced apartment would left our from this, new build condo since 2015 mostly will get their strata not long after vp
Maybe count as a unit as a vote doesn't matter is joint name or not

1. Need 25% of unit owners done Perfection of Charge @ pay MoT to form joint management committee.. doest depemd on strata title issue or not. Service aprt also housing act
2. I think refer each unit .. entitle 1 vote .. usually..
3. Imagine if husband and wife voted against each other.. L.O.L

Safe to say locales that are entirely dependent on tourism will need Airbnb to survive and the motion will be passed.

In mixed development some service apartment/residence (with schH) are built on top/attached to a shopping gallery/parking/facility/mall, the share units formula is used. This formula included every parcel owner too. The formula will produce that each parcel owner to become a tiny number. In English, the dev side is with>90% in number . Understand that it is meant for paying maintenance fee/sinking fund etc.
But this formula is also used for voting during agm. It ended up with dev with side landslide victory in every motion.

So my third question is referring to this share units.
If this formula is abused by jmb, then owners have no say at all.

Recently i purchased 1 unit service aprt.. below has shopping malls.... S.A. clearly mentioned different & separate JMC will be formed.. one for residential and one shopping malls.. then again this maynot be universal practise?

It is ideal if they separate the jmb voting between the resi and mall.
Not all development will do so.

Is that a risk people can take nowadays? I think investors now should wait and see on what the sentiment of the property is particularly if they need short term rental to survive.
