Title : ‘75% strata scheme owners must agree to short stays’

AN APARTMENT unit can only be rented out for short-term stays in Kuala Lumpur if it has the consent of three-quarters of the owners in a strata scheme.

The management body must issue a 21-day notice to inform unit owners of the impending vote that will take place at their respective annual general meeting (AGM).

Kuala Lumpur Commissioner of Buildings (COB) chief assistant director Zainuddin Muhamad said only those without maintenance fee arrears could cast their ballot.

Owners with outstanding payments, he added, could attend the meeting to give their views but would not be allowed to vote.


“Currently, the COB is not empowered to decide whether a high-rise unit can be rented out for short periods.

“Such matters, including stay duration, must be deliberated and agreed upon by the owners during an AGM,” he explained.

The management, he noted, was liable to collect RM5,000 or more as a security deposit from owners who intend to rent out their unit.




Aboved extracted from The Star online ,, many KL condo investor must be in jittery now, especially those in golden triangle, klcc and kl sentral ???
But then again seen is this just a guideline or is it an Act ( passed by parliament )

It was only a matter of time before this was enforced. There’s pressure from hotel industry to regulate Airbnb better and many other countries have already put up these sort of rules.

Short term stay has to be voted in rather than being a default to be voted out. Bai bai property guru!

It depends if everyone is in cahoots with each other. All you need is some disgruntled Karen or someone very pat like me to make noise then fines will ensue.

The investors better be nice to the own stayers. If it’s an entirely investment building then this would get passed. The conundrum is when there is own stay ppl in there.

seems not the case..

all close eye only..
esp those condos / high rise with lack of tenants....

The problem will be the pricey condos in the city that do have fussy own stayers in them who will vote out the investors.

what I can say..

those city condos esp the one previously focus on expats is the one having desperate owners seeking for AirBnB...
example those around KLCC & BB devil.gif

Exactly. If the own stayers form a block to stop them from Airbnb then game over. Especially since they paid the city premium and have been bleeding for over 2 years already.

But then if its not an Act, gazetted as Law,, how powerful can JMC ( Joint management Committee ) retaliate, at most try imposed some penalty.
Not necessary airbnb owner will owned up and make payment.
Not like can disconnect water if owner doesnt pay monthly maintenance fee ( which i believe has been gazetted into Law, correct me if i am wrong).

Good, I hated Airbnb anyways.

2 bad experiences, 1 in Aussie 1 in Bangkok. Thats the end for me.

It’s not being completely banned like in SG. It’s just pushing more accountability back to owners and JMC as to how they’d like their unit block to be run. Have to campaign and count votes like in an election la.

Airbnb is crucial for nomads like me. I spent 1-2 months in Mexico, Colombia, Peru, Argentina etc, airbnb is still half of hotel rooms' rates and I didn't need to nego with them.

There are certain demographics with full family in tow that use Airbnb as an affordable getaway. One 2/3 bedroom place trumps 2 hotel rooms in value. If you’re alone or a couple then perhaps hotel room would suffice.

Correct. I always use Airbnb as i am traveling in a family of 4 with 2 toddlers. That is also help me understand particular area and property.
