I have a question: What are the transacted prices for the landed properties around this location? Rental prices for houses/rooms in this location?

Landed houses around the area depends on which taman etc.
If Ambang Botanic 1 or 2 it's at least RM1mil for a double storey terrace house.
If Bukit Tinggi 1 or Bandar Botanic it's around RM700+k for a double storey house with massive renovation required. All this is for GnG properties.

Very High rental around here but can't really compare if condition is old house with not good condition. Can check on iproperty.

I would opt inter point but unsure of final product because past projects seem below average.

Inter point can walk to many good FnB options and happening shops. Trio infront of LRT, Lotus and primary school. Anyways everything here is close by. If trio can buy from developer with price below 550psf can consider.

The Tower A project is currently at the 2(d) stage of completion as stated in the progress completion letter. Based on the original promo, 2% of the cashback was expected to be released at this stage, with the remaining 3% upon signing the SPA .

However, during a recent check-in with the developer, I was informed that this isn't the case. Their SA apparently misunderstood the initial offer. According to the developer, the full 5% cashback will only be released during the SPA signing, after deducting charges such as TNB, water, and other deposits.

While I’m personally okay with the revised arrangement, I have some concerns about the accuracy of prior communications and whether this could shift further when the SPA is signed. It does raise questions about transparency and credibility.

Are there any other Tower A buyers here who received similar information?
Can anyone confirm if this updated approach is valid, or if action should be taken regarding the earlier miscommunication during the sales process?

Appreciate any insights or guidance, thanks in advance.

construction is by phases... that tall tower is tower A.... on the right side Tower B is coming up to typical floor... Tower C towards the back
