Need your expert advise on this...
I signed hlb semi flexi house loan before mco with rate 4.2%, the unit just vp recently and existing rate is 3.95% but the payment amount does not revised, i called to cs and they said the amount is not revised because only that i can settle the loan on the time
i though the amount shud be revise when the rate is change ?? quite confuse now
4.2% (when sign loan): 2148 3.95 (now) : 2080
Thanks...

I believe normally the amount paid every month is fixed regardless the fluctuation on the interest rate on any loan. What if the interest goes to 5%? You want to pay the same amount or higher?

i think they will only revise it if the amount is more than RM 50 or theres a significant change in the amount you need to pay.

I’m not sure about semi flexi … but my rhb flexi loan monthly repayments do change with the Opr revisions ..so now the repayments are catching up to the pre mco level

Have similar experience with Maybank.
Here is my guess on why it happen:
I was paying progressive interest during mco (well not actually paying la since Maybank stop auto deduction during 1st moratorium) and even though opr drop, the interest rate for me remain the same... I guess because it is under progressive interest not full release yet.
Now fast forward after got key and start paying full, once the opr revise... then only it change to lower monthly amount.
I guess its their system setting that only able to revise the monthly amount during opr rate change. only that specific time it will reflect.
