The places I rented before the landlords would give me the keys earlier and let me move my stuff in earlier at least by the nearest weekend. 1 allowed me to move stuff 2 weeks earlier.

Depends on how early is the tenant request. If is max 10 days, then should be fair request as tenants will move in during weekend or public off day.

Any more days, landlord can charge pro rate remtal.

Same when the tenant is moving out. Most normally dont stay until the last day of tenancy. He will also want to move out during weekend or public off day.

Again is up to landlord. Is not wrong if landlord deny the request. Normally landlord want to start the tenancy in the friendly manner if is no financial loss.

However, such request can be made officially during the rental negotiations esp for commercial  or industrial rental. It can be free 1 -2 months rental period for the tenant to do renovation b4 the start of business operations since no business income is generated to pay rental.

I see. Im moving to a new place. He insisted that the rental starts officially on 1/1/23. I had requested to let me move my stuff in earlier because I have to check out my current place by 31/12/22 (today), but was denied with him emphasizing rental starts on 1/1/23. Few weeks ago, he said he will pass me the keys on 31/12/22 and again, I thought it will be during the daytime, but guess what? I contacted him yesterday and he will only give me the keys 31/12/22 @ 7pm (today) on a new year eve.  :confused: Who moves things into new place at night one? lol. This is the first time I have encountered this type of landlord.

I understand that he is not wrong and not obligated to do so. From the perspective of a tenant, this leeway bit of leniency or tolerance he can't give. I feel like I fell into a trap and has already started the tenancy with a bad term.

I had never heard or thought of prorated rental fee, should have offered him it since the beginning.
