Although the address says Rawang / Kuang, GG is actually at Sg. Serai / Kundang Jaya.
Yeah, the houses in GG are overpriced just because the landscape is 'up-to-par' with DPC.
The only good thing about GG is the interchange that connects directly to the PLUS Rawang Selatan toll.

Petrol, everytime pakai NSE have shell both direction and my car per tank at least 700km, so it's easy to plan
Restaurant, kg serai got a few stalls, good for breakfast. Kundang got 2 new food court (non halal) now. Danau ria side also have so call online kantin, can order food 😁

New township expected la bro haha
A little planning, all the above not much issue.

Nearby puncak alam is booming, if under zafrul, ercl and mrt are coming..
Nearby is KJ area, definitely will get the development effect as well..

gamuda garden or gamuda cove... both equally far from city centre.

gamuda cove near klia, good if you are frequent flyer.
gamuda gardens near plus and latar, good if you always go north

But not every body is independent like this. Even when Google is right in front of them, they will still ask simple questions.
Just like in my condo residential group chat. Some lazy bums ask simple questions where they can just Google it up. What's tnb hotline number? Where is the nearest etc etc?

I use to commute from Rawang to KL. 30 minutes will get you to jalan kuching if you use highway. I normally go out at 6.45am.

I'm actually staying near Gamuda Gardens area.
Indeed it takes only about 30 minutes to reach from here all the way to Jln Duta (assuming there's no bottleneck at the Jln Duta toll) - thanks to the direct interchange to PLUS.

I’m a Malay, I bought 2 unit, which is Illaria (2024 completion) 73xK and Danau Ria (RSKU) 232K top floor + best parking. I’ve been staying Danau Ria while waiting Illaria to complete. Almost 6 months stayed at Gamuda.

Gamuda to Menara TM 40 min - 1 hour. But go back super jam > 1 hour.

For me personally, I think it’s best to buy Elmina instead of here. Yes the landscaping is good but I dont think it’s worth it. As much as I know it will grow, but the surrounding area is Kampung and Malay, and I think there’s some sort of you know racing involved.

The road here you can’t really expand unless Kg Sg Serai willing to give gamuda to extend the road. The highway might be jammed because of scientex, d laman kundang, ativo (?) townhouse gang. Amenities wise not much unless you go to Aeon or wait for B. Square. Just look for Kundang Estate under gamuda, i think it is kinda a failure or not so good project… lol…


Also the reason why I said racing, I try to be neutral here, but from what I heard the other Malay conversation, they are quite triggered on certain stuff like pro chinese area i.e. Halloween event the chinese stall inside but malay food on the outside. Also people kg. Nearby doesn’t like much because of the development Again I try to be neutral here because I don’t socialize much but that’s what I heard from the other.



All in all, I believe this area will be developed very well until Gamuda think of:
- Road issue
- Industrial (kilang) pollution
- Amenities
- Kampung Area so might have issue on dev
- Pro Chinese development which make the Kg Melayu Kuang/Kundang not accept the reality
- No other choice but toll



Therefore, I strongly believe Elmina is the best way to go after I compare, with their incoming malls, Sime Darby also planned to purchase Subang Airport and redevelop the airport to benefit elmina, and the list go on.

Half of me still regret buying gamuda because for the price tag, i could get better unit in Elmina..

If not far for you then buy. Nice clean environment there but malam no proper street lights and geng rempit and lajak use the dark roads for entertainment. Also if you like go out to KL on weekends, not ideal to stay.

Village homes, duration a little shy of a full year
The toll jam not that bad usually unless NSE itself jam teruk. Somemore, plus recently opened an extra left lane to cater for traffic from Gamuda direction, so now no need to cut thru the lorry/truck lane to reach RFID/tngo lane

Alternatively, u can use the Kuang road to reach BRP then mrr2 then duke then KL. This is sometimes faster especially your destination is nearby duke exits in KL.



Population for village homes I would say majority Chinese but it's a good mix. For eg. My right neigbour is Chinese, left neighbor is Malay (bought 2 units and join together) and opposite neigbour is Indian. On the left of the Indian neigbour is some middle east fella. So macam macam ada. I wouldn't say not many Malays, they are the 2nd largest group followed by Indian.

When comparing properties, always buy the higher quality product (location, amenities etc)

Elmina has always been compared to Bandar Seri Coalfields (BSC). If you look at the subsale transacted prices, you'll see that Elmina properties (eg Elmina Valley series) has been very active in the secondary market with prices moving up while supply diminishes. For example, the last phase EV5 which only VPed in Nov 2021 has seen prices move from +-RM880k (transacted) to now asking lowest RM950k (said unit might already been booked/sold as we speak)

BSC meanwhile continues to languish. Even though it has been perceived to offer more 'value for money' (cheaper, larger built ups etc)
