even a fire break out , imagine this many unit and ppl, how will the ppl align themself to exit... then how about the bomba to save the ppl, sure the casualty will be high in such high density.

I was young and stupid. I book the unit, then they said cannot unbook. So I just proceed with this one (found out later that's not legal). There are other projects, but they're also not that good, RC Recidents for example.

Anyway the location turns out to be good. And they gym is very nice & the lift is very fast.

But... defects everywhere. doh.gif

if management didn't manage the property properly and didn't enforce regulations for tenants, becomes a place where undesirable elements make it their home place, such as prostitutions, scammers, drugs den, undocumented people and later families will run away from it..

Ayam go pelangi ok leh. opposite plenty of parking. Try visit palm spring Kota damansara. Heard high density also and lift always rosak, some blk air takda few days. Park outside everyday kena love letter from bandaraya and pulis.

Good for investment as there's mrt, lrt and bus station within walking distance, Aeon and velocity also. Should be high demand among those youths without personal transport and work in kl city area.
A big nono for own stay through, you will not have peaceful family life there.

Indeed, I'd imagine the expenses incurred to keep the common areas clean won't be cheap either and neither would be the cost of security.

Anyway it doesn't surprise me there are auction units making an appearance so quickly, this is the norm for most high density projects, same goes for another high density project in the area called 28BLVD which is equally tall but lesser blocks.

I wonder if there are still developer units??

Very common in landed gated neighborhood too. People buy house for investment. Not staying. Not paying security fee because not physically staying there.

You would think that people who buys landed gated house is richer than others and doesn't really care. But when it comes to payment, it's all micro management.

Besides the facilities, density also plays a huge role in the maintenance fees. For example, the m vertica has 3600 units, the higher the unit number, the lower the maintenance fee.

They may be liable to a fine not exceeding RM 5,000 or imprisonment for a maximum of three years, or both. In case of a continuous offence, a further fine not exceeding RM 50 per day could be imposed.

Well technically the developer wasn't telling a lie.

They didn't release every unit for sale at the same time. Each tower they only released 2 floors at a time in the early days. Needless to say it was booked fairly quickly.

I guess its the extreme height of M vertica that makes it looks so dense, whereas RC build is actually more closely resemble Kowloon.

new unit quite ok. liveable for 2-4 adults. decent unit.

comes with 4 AC units. rest all bare. 2 bathrooms looks ok.

no kitchen, at most pantry size only. can do minor kitchen cabinet + island.

need some creative ID to maximize the rooms and kitchen too.

It's not about how FAST is the lift. It's about the condition of living here once all the purchasers start moving in.

Imagine you go work in early morning. Every single damn human in every level will use the lift.

It will take longgger time for you to arrive to ground floor lobby since there will be a stopping to each level. Good luck to those that buy at Level 45 and above.

At least OUG Parklane and Razak City are a little spread out and 'out of the way' and doesn't look so dense and crowded.

But this M Vertica... oh my gawd... everytime i pass by, i always feel that it is seriously a massive sore eye in Cheras. And each and everytime i'm with someone in the car, everyone had something negative to say about it.

I mean Mah Sing is smart, they managed to maximize their returns by making it as dense as possible.

I mean good luck to those who wanna offload or rent it out or even profit off the sale.

I didn’t know OUG Parklane are separate buildings with each it’s own MC. Thought it operated as one. Also if I’m not mistaken it occupies a much larger land area as well when compared to M Vertica.

Yes M Vertica is definitely one of the worst, if I’m not wrong they also have something similar in Kepong that’s built on the same concept.

850sqft for ~RM400K!!! IF we ignore conversion, this is even worse than property prices in Singapore....

Singapore HDB flats are much bigger, cheaper and in better shape than this !!

Every morning drive out of the carpark also headache before your day starts. Walking to car park also needs like 1/2 hour to reach your car waiting for lift and finding your way.

If the lift rosak few years later imagine the queue and if you live at the higher floors and have sudden urge to run to the toilet. laugh.gif

When you go buy groceries from outside and return home, just to carry the items from the car to your house unit.
