this property wont be hot.
Despite having 2 LRT startion within 500 meter.

If i get a condo- it would be directly above/walking distant to commercial, offices and college. Dont see the reason to buy here.

For landed, houses here are ok, but way over price.

They had a few carnival, campaign- but respond really luke warm, people go for the clown, the food, but little interest to the property.

About RM 750 per sqf, this price is even higher than some KL and PJ high rise building. Temasya Prisma is near LRT 3 but some high rises in KL or PJ are nearer to LRT 1, LRT 2, MRT 1 and MRT 2. Just take an example Alam Puri at KL, the unit is 1,000 sqf while 2nd market value is RM 500k or RM 500 per sqf approximately. The distance to MRT 2 Batu station is only 300 meter. The rental price of this is only RM 1500 unfurnished.

Another project D'Sara at Sungai Buloh where it direct linked with MR2, the launching price is about RM 770 per sqf but now the 2nd value price below RM 580 per sqf and some lelong units go down as worse as RM 370 sqf (lelong RM 433,500 1152sqf, sourced fom iproperty on 16/6/23).

RM 2000 for unfurnished unit for 678sqf just make no sense, plus the location is at Shah Alam instead of core area like KL or PJ. There are many landed houses in Shah Alam 1500sqf unable to rent RM 1500.

Clueless and Auto, valid points, thanks for sharing. Having this type of residential here seems a bit mismatching its neighbourhood.

I meant ofc there will be defects whether major or minor defects only. After all, it’s man made so sure got abit imperfections.

But def better than SetiaK** back then….condo completed by them leaking and cracks here and there.

Ben, quality not good from this main con? I thought they are ok? Some agent told me their condo would be good since they made the effort in getting this main con. Which condo had these issues?

Nahh don’t get me wrong. I meant FajarBaru is quite good in terms of workmanship and overall building quality. But some might argue that even the best main cons will have defects here and there. (It’s man made so can’t be so precise until no defects that’s what I meant haha) sorry for the confusion bro.

FB is def a great main cons compared to SetiaK*n which completed most of the projects during 2015-2017 launches. They deliver terrible workmanships. Leaking and cracking of walls just in months after VP. Now SetiaK*n like disappear alrdy…don’t see them getting appointed as main cons for recent launches. (Maybe got but I’m not aware of)

Yes. With that pricing…many better options.
Environment is quite nice for own stay but investment wise…think twice.

Subang Jaya also got a few quite exciting launches that have similar price range. This could be the main reason why the sales are not showing up.

Haha EcoSk* and Eclipse…iCon City..Mirage KL…lakev*lle all within Klang Valley.

But those condos are like completed for close to 5 years. I wouldn’t judge them too maybe they have improvised their way of constructing.

Looking forward to their future products.
