 Townhouse concept nice or not ?

l see houses too expensive to live in.
Condo, I don't like living with people above and below me.
Compromise ? Between house and condo...townhouse !

What do you guys think ?

Townhouse price can be between condo & house ?
Townhouse can be priced somewhere in between the two (of course don't count in those high class townhouse or landed house lah)

i visited one friend one in ampang really nice.

I like the long wide staircase leading up, because the friend live upper floor townhouse.

at the staircase side, hung a lot of pictures, so many place to put family pictures.

i stay in townhouse, basically so far so good

smaller unit compare to landed as i dun wan too big, troublesome to do house work, and it's not high dense like condo

few problem u need to take in consideration which is
1. parking lot, as there's onli 2 back to back parking, but it's ok for me since i just stay with my wife
2. downstair/upstair neighbour, if u have good neighbour then no problem, otherwise u will have a hard time since it's unavoidable to meet them

They are either the best of both worlds or the worst of both worlds.

Depends how you view it.

For me? I rather not as many of them you have to climb to 3 storey if you want space.

I just bought a 3 storey townhouse. Ground floor just have a store roon, second floor is living hall + kitchen + a toilet, third floor have 3 bedrooms with attached 3 bathroom. Townhouse is abit small and the parking is small too compare to double storey house but i like the layout and most importantly its affordable, better than condo.

Bought Regent Garden Co-home end lot unit at EcoGrandeur. VP will be in Q2 2023. Tbh I have no idea what to expect. The house comes with 2 side by side parking lots and 1 extra reserved parking at the visitors parking spot.

Honestly townhouse can mean very, very different things. Some share with top/bottom neighbors. some don't share but are just super small and super tall terrace house (these are usually 3 storey ones where the ground floor is literally just staircase or with a small living room, then the kitchen is at upstairs...). I don't understand why they're called townhouses when there is no shared space with another neighbor.
Some share above and below, but both parking in front, and the upper unit has to take stairs up 2 floors which is a pain.

The one I'm living in now is a 2-storey townhouse on a hilly slope (Cascara 88 in Penang). Mine is at the ground, and function exactly like a 2-storey terrace from the front. There is a 2 storey unit above mine, but his house entrance is at the back and above my house (because the road winds up a slope so his road and entrance is higher than mine). We never have to see each other if we don't want to. The only downside is that there is a retaining wall behind my unit's yard area, so it's not so sunny and bright at the back.

So wait how does it work ?

let's say the townhouse is 4 storey high, you take the bottom 2 and your neighbor takes the upper 2 ?

Your parking is in front, your neighbor is at the back ?

I've visited one such townhouse in Hartamas.
Dia bahagi atas dan bawah. The only thing to take into account, I rasa ambik atas better kot. No need worry leaking problem, and any moving furniture noise from above unit.

For me, Townhouse is;

cheaper if location is premium

but,

no extension/ external renovation (even just paint need mutual agreement)
risk of leaking
loss of floor space due to 2 staircases and partition walls
privacy
upper unit requires going up staircase each time going in or out
appreciation in value slower than linked residential

Yup, mine is like that. but this style can only do if the house is built on a slope where the back unit entrance is higher than the front unit. So he park and enter at the back on "third floor" of the building. His unit is facing the back, interior layout also in the opposite direction from mine. For this type, top or bottom not much price difference.

different townhouses different concept. Previously I went to a friend's rented townhouse that is on flat land. He has the upper unit. both units parking in front, (1 parking each), and he got to take a staircase on the side to go up 2 floors to reach his house. from outside it's no different from a walk-up apartment. hence the upper unit price is a lot lower because it's a hassle, and because you won't have a proper entrance, your entrance is like going up to second floor shoplot. sweat.gif
so if it is such a concept, I won't like to be the top one.

also plus point for being the bottom one is no need to worry about roof issues, the person above fix, yet size and car porch is similar to terrace. house also not so hot. you can enjoy the pros of a landed property with car in front of your house (no need go up and down everyday like condo)

3-storey ones are completely different concept and layout liao.

all the townhouses i know are strata title.

Roof leaking is a pain. Also bird and rat pest staying above ceiling are annoying to get rid of
