 Subsales in Mont Kiara / Desa Park City

Hi sifus, wondering if you guys have any advice for us.
My partner and I are looking to buy our first home for own stay, planning to move in next year.
We have been eyeing a new project, set to be completed end of this year, VP in Q1 2023.
Nett price around 900k with 3 beds + 2 baths.

I was wondering with that budget, if we can get a condo (subsales) in Mont Kiara or Desa Park City? I know I can’t expect the best with that budget, but something well-maintained and decent, maybe at least >900sqft with 2-3 bedrooms? Any suggestions?

I’m considering these two places because we like the townships. Also because we may need to leave the country in 7-8 years and I’m wondering if buying a place in MK/DPC will be easier in terms of exit strategy, i.e., renting out or subsales. Please correct me if I’m wrong.

900k is a good budget to secure one of the older units in MK that’s well maintained particularly the Sunrise ones and have spare for some light reno. Bonus points if the MK lifestyle appeals to you. These units appeal to both own stay and investors.

You’re on the right track if you aren’t obsessed with virgin units as the area is still deemed aspirational and could fit your medium term goals. Alternatively you could consider an overhang unit that’s ready or due to be ready in your desired time frame. You may get a better deal if they haven’t fully sold out yet.

DPC I’m not sure if you can score a 3 bed in your price range as their built ups skew large ie. 1k sqft is 2 beds in DPC.

Mont kiara shall be a better beat for rental… can see DPC there going many units coming into market for next 2 to 5 years… real competition for rental and subsales… for high rise… 1000psf really is stubborn benchmark for most majority Malaysians … unless can target foreign buyers…

You are thinking of double gain on property price and weak MYR currency?

Sounds local. Probably like most Malaysian millennials looking to exit the country when they can.

They just need a solid exit strategy is all. This will become increasingly important for the young.

MK is a solid option. Go view a bunch of units and find out what your dealbreaker is.

Solid exit strategy is buying landed in PJ newer areas

DPC, go for south brokes, the demand is always good

MK, go for Vista Kiara if don't mind old condo and needs reno.

a lot of ex-pats diverse their renting location to Tropicana garden area, velocity area especially Aeon Maluri there.

Mont kiara will still be good, but the rental market dropped. sister had 2 condos, 5 years ago can rent out very quickly. now it takes half a year, and 1 had empty for quite a while. only way is to reduce price.

Probably expats package are bad nowadays, need to live near MRT stations because they don't get cars anymore

To an extent that’s probably right. But also credit to the livability of KV, you can get plonked in any which corner and still have reasonable amenities and get to one of the many decentralised townships. Younger people will want to be close to the action and the more mature may appreciate serenity just like us locals.

i notice alot of second-generation (30-40 years old) buying up subsales landed old terrace house and renovate totally from underground pipe to roof.

uptown damansara area, ttdi, ss2, price range of 1 mil +- + 300k renovation fees.

Well yes. It’s a great option if you can afford it. You’re looking at about 1.5M all in for this option with a lot of it being cash. Unfortunately for the younger adults, most will top out at the 1M mark. Then your option is a new condo or an unrenovated landed.

300k I think for a normal refurbishment of old link homes is enough, but to get the furnitures and other soft features, easily 500k.

But the thing is, very old environment, very potentially pot hole filled roads and non existent security / ugly tong post guard houses

I dunno if contractors can do it for that price with all the price increases in raw materials and labour. A 30% price hike means it’d be 400k just for the baseline.

Oops perhaps. Even landed prices are creeping up so it’s double whammy really when buying old subsale landed

no maintenance fee. In some areas with appointed security guards yes there are fees.
Parking convenience, u have your own garage
garden area.
You can redo hacking and stuff in future.

cons
the old neighborhood, lifestyle difference. You cant enjoy the amenities like condos
possibilities of crazy neighbor because is too close to each other, maybe parking space will be congested by bigger families in the neighbour
Cats, dogs lol.


i dont want to talk about safety because even with high-end condos, my friend lost her car and another got his house broken.

Ive been followin Design seed channel for quite a while, and i did saw some of these concept in the old area.

Pets are the big pro for a landed. I know die hard city folk with pets who finally bit the bullet and opted for landed to have the room for their fur babies.

Ultimately it’s a budget issue, once you’re 1.5M and up do consider landed. Don’t understand people who pay that price or more for large units in average locations. I get it if it’s MK or DPC etc.

I know, I'm a huge fan also of these tearing down and redo my own style kind of concept, allowing ample sunlights, unique layouts, creating cosy corners
I would have engaged someone to do up my mum's home in sri petaling in this line of design if she weren't so against it, in her words, very 'leceh / mafan' la , in that case what to do ...
