Hey guys ,

Anyone came across with this new project by paramount property? It looks like built on a mature area , and yet accessibility towards Asia Jaya lrt is ok as well , anyone had book their unit ? Can share your thoughts?

I believe you are referring to Section 14 and not SS 14. SS 14 is a section in Subang Jaya.

Yeah I went to their showroom as well , but the pricing wise looks like abit higher haha

Not low dense. but not considered super high dense (by today's standard)

Paramount worksmanship are considerably trust worthy. price is considerably above average too.
but their recent construction performance(extremely slow construction) for their flagship projects at the near by Atwater's section 13 PJ is something to be put into consideration. 48months for a considerably small projects + 2times 6months+ extension - which add up to a full 5 year+ for VP.
LMAO..... imagine paying 5 years of interest. on a 800k progressive under-con loan.

Main problem i see with Atera is...
Its a one way in and out road thru the office & light industrial buildings in between to the main road.
i use to work ther at menara LYL, the road in and out is usually filled up with lots of cars. and extremely jam going in and out during evening rush.
but LRT accessibility is the main plus point. decent walking distance. old condos like millennium square condo & istara condo are still highly in demand in the rental sector.

if its purely for rental investments and you got loads of money + holding power - YES
if you plan to buy your 1st property or wanna start up a family or even go long term solo/partner own stay - NO

agree with mostly all your points except for the traffic congestion for evening time and rush hour. I think traffic is still movable wouldnt be just jammed till stand still to that worst scenario ?

Moreover, Developer promised to open another road towards to the Jalan 51a/223?

Own stay can unless that person wanted a PJ address biggrin.gif biggrin.gif

I just visited the site and sales gallery on 25 Dec, make a booking on 26 Dec for this project - Block A. Block A which is cheaper than Block B still have a few unit left. Currently Block B is open for sales.

I have nothing to complain for a project like this in the Prime Location of PJ but only the HTC, leasehold, potential smell from Penchala river and next to LRT track.

Before making the booking, I visited Grand Damansara & Pinnacle Ara Damansara. Pinnacle Ara Damansara price is very low and affordable and walking distance to LRT. I am not buying it because the location is not a prime location in PJ and the exit to SS2 and KL need to pass through the tunnel which I believe will be very jam in the peak hour.

Do you have idea most of the buyers bought Atera is for on own stay or for investment?

Do you all know where can get food by walking distance from Atera, a part from copper mansion?
