I don't know. I been hearing this since a decade ago already Hahahaha.

Even got one time one prop agent guy told me the 1mil prop can resell for rm2mil next year. Buy now, this year good year, cheap prop (rm1mil apparently is cheap lol). Lol. Lucky I didn't listen to him and got myself just right priced subsale below market price.

No joke. Encounter one last mth. Actually some random guy boasting his prop worth double cause near new mrt. I'm like lol. I know couple of decade old apartment only increase by 25% from original price but even then very few buyers since I saw the banner ad since 2 years ago.

Well if I bought one a decade ago for investment I would have lost at least 20% of the prop value after adjusting for inflation and mortgage payment and maintenance let's just say that.

Good time is relative. If u buy for own stay every year is good time.

And it doesn't affect home owners/buyers. Only flippers, agent, and developer feel the burn. I bought it below market price which is contrary to BS spouted by agent and alarmist that prop only goes up lol. If there's any vendetta it's purely against speculators and alarmist of out of control prop prices.

Correction I'm not buying anything. I just hate the hype. I knw there are agents lurking in social media hyping out prop market to influence market and profit from investment noobs. There are gurus that actually "teach" that marketing tactics which is sick. I was almost a victim myself.

Lots of sos. But mostly just average based on agent, and prop site. I sometimes help friends and relatives moving to look for rental.

Then minus 10% to 20% if nego cause of them overpriced in anticipation of haggling.
