but I called in is a girl staff from developer side... someone call Jane 0169149816, quite helpful and keep update on the info smile.gif

I visited last week. I found the site is much higher than the main road and there are two guard house and entrances to in and out. The lower ground car park isn't really basement. It is elevated from the ground. Developer said they are dealing flood prevention so they widening the existing earth drain to detent water just in case of river overflow. I really like the layout so much because it can built an island for my kitchen. Attractive entrey price and freebies.

Am I right in thinking that RSKU is a better implementation of affordable housing compared to rumahwip?

RSKU is just studios priced slightly lesser on a psf basis. You’re integrated into a full development and you’re just in the starter unit.

As opposed to a full tower of affordable housing in Rumahwip where the intention has been to make it as cheap as possible.

If you look at Singapore’s HDB methodology they intentionally wanted to promote upward social mobility by mixing socio economic groups.

Based on the info I obtained, for this project yes. The facilities is shared among all, as well as rooftop facilities. Agent don't have more info on this but I don't think they will issue seperate access cards that prevent RSKU owners from accessing the facilities floor. Better check with relevant authorities if you plan to get one. Also need to make sure whether car park is allocated for RSKU units. 500 units with 50 units being RSKU studios hmm.gif

Those units consider under SAMM(service apartment mampu milik) and the prices cap at 270k and size only 550sqft and come with the car park or even 2.... for price per sqft consider not cheap actually and it more for those single professional or young couple ...it is not the type of 900-1000sqft rumah selangorku. Yet they have to pay maintenance fee as well base on theirs unit size hence i dont think y they have to be isolate from the facilities.

It’s a fantastic buy as you get the smallest, most investor-friendly unit at the lowest psf and get access to all the facilities. It’ll be a winner whether u rent it out right away or after the legal wait period.

Yeap you're right, they have very different designs compared to all the other projects in PJ.

And you're right again, they started in Kedah when the government wanted to start affordable project in Kedah. That's how their Est8 managed to change to residential title

With the designs being their unique selling point, their prices are quite affordable as well considering what they're offering in terms of designs, layouts and furnishings.

We're getting a middle-tier product for a low-mid price point

Rumahwip is a whole building of the same first homeowners so no one is making any noise as it might impact them too.

IMO.....for those SAMM unit probably u can pretend it just the studio unit within the development with terms and condition. haha tongue.gif the most it just cater 1 or two person max per unit. Wont be big impact to the normal unit unless it is like those big size 900 sqft unit of course different story already whistling.gif

I visited showroom with my friend last week found out the window frame is the cheap one, alumimium material confused.gif how is the sound proof ?? and the toiley tile design is totally turn off. We are shocked. But facilities are really nice. But I think many buyers buy this project for investment it might turn out another Parc3 too many airbnb, too bad for those ownstay owner. He looking for ownstay but Dwitara sold out so he exploring this Helix2 but not really like it.

Seems like any project with a bit of showy qualities will get turned into Airbnb. I suppose if for own stay then opt for better unit quality and bigger size rather than impressive facilities.

Rumahwip by seperate blocks itself to the dev is history dy boss.

New development order (DO), rumahwip are integrated to free market units in same blocks of the development order.

Click the link; briefly mentioned what is shared what is not, distribution per floor, carpark allocation, maintenance fees payable to 2 seperate entity

Whole area is pretty much the same. Traffic of the entrances to this area sucks ass.

If can really top up a bit more to get somewhere else with better environment

However for the location that is nearby to sunway, pj old & new town, access to federal is quite convenient. Nevertheless for own stay is a good place. The condo concept is also quite nice.

The multistorey carpark is 10 level.. If say the car park unit I given is on level 9/10, will you go for it? Somemore it is on another building.. Seldom see carpark so many level

Yeah seldom see this type car park. I asked them. They said it's to make the resi block distance further from the road plus not to make over densed with units as well. However maybe they should have built bridge for few floors to connect. My hse in north have similar concept.

They should have speed ramp so no need to turn so many rounds and have connection for few floors. It is to cut cost I guess..for that 'affordable' price. Eupe is famous for giving fancy common facilities but practically, the unit or other element is just meh. Like Parc3

Par3 has speed ramp. Not sure why this doesn't have. Need to clarify with dev staff.

i've seen the surrounding area at the verando site many years ago when verando first launched. memang rempit and there are a few mosques/ surau in that area. shops wise at that time, more malay skewed. good to have, not an issue for me la.

anyone got a unit there for own stay?

yup! agree. many are working remotely now anyway. i see that it works also for those who travel to taylors/ sunway uni frequently. for this reason, might be better than staying in subang. hopefully kumpool service extends to this area (verando/ the helix) soon.

Imo these externalities exist almost everywhere unless really atas area. Nevertheless it's a good place to stay as direct access from npe and 4-5km to sunway.

I see. Just checked their website. Facilitates looks nice especially the pool but location quite deep in and the bottleneck jam could be troublesome.

Helix location is pretty good. Near to okr, pj new town, federal, sunway, bukit jalil. But surroundings as some said skewed to bike stunts. I've been renting at this sri manja area for 5 years. Ok la, still tolerable with frequent police roundings and blocks.

Good to see more and more samm, opportunities for low level loan entry although smaller units.

Yes true. I picked due to the easy access to the location I mentioned above. However surroundings I'm like half hearted. On plus side, most buyers intention is for own stay. Masteron supposed to do one exit to npe according to masterplan. Not sure will jadi or not. If got cun ady. No need to pass through the inner roads.
