 Opinion on Aset Kayamas developer, Want to know if the property worth buyin

Hi, I’m interested in one of Aset Kayamas’s project, The Harmony. I was very close to buying it until I saw a thread on Lowyat where people complained about the workmanship and leaking issue. So i hesitated if i should buy.

Spoke with the property agent they he assured me that their recent projects don’t have any major issues, but I want to get your opinions instead.

Anyone here has bought a property from this developer? Can you let me know how is the workmanship? I don’t want to pay so much for a property that i’ll regret in the future.

Honestly, the workmanship depend of the batch of the contractor the Developer appoint to built & the quality control by the supervision team, it varies from 1 site to another site. Very hard to say. Nowadays , almost every development got leaking issue.

owner of one the rumawip project. leaking at toilet (PU injection by developer once). occur again after warranty.
surface cracks on house walls
parking + ramps for smaller cars. mpv not so suitable
cost saving on some items (doors and locks).
sliding door leaks water when raining+strong winds and sound proof not so good.

Otherwise okay to live in lah. cannot complain so much for paying 300k for 200-300meter to LRT properties lah.

if i got money i'll buy more expensive house. haha

The kind of opinion you are having now, is quite rookie's.

The workmanship mainly depends on the contractor and consultants....
The developer is mainly responsible for during your DLP period. If they are good and responsible, then they will come rectify it very soon.

So generally i would say if you can get the loan, just go ahead. This project is in good location, and very affordable pricing.

Depends on the project. Not all projects have major workmanship issues but don't expect quality materials. Some JMB already raised unresolved developer issues to Tribunal such as defects for some of their projects. Even Tribunal also takes time.

For new launch, the price is quite affordable considering it's at OKR but have to be content with all those Kuchai lama bottleneck traffic lights. For new launch Exsim Divo, costs rm150k higher for entry units but you get much better facilities such as more spacious parking, drop-offs, lobby, etc
