 2 room condo vs 3 room condo

I am now looking at 3 bedroom units and 2 bedroom units.

For a single person would you recommend 3 bedroom vs 2 bedroom? The price difference between 2r and 3r at the condos I am looking at can be 100k to 200k difference.

The only reason I am thinking of 3r as a single person is for guestroom purpose. As in 1 masterbedroom, 1 office/storeroom and 1 library/guestroom/storeroom.

If 2r configuration, then it would have to be 1 master bedroom and 1 office/storeroom/guestroom. Or alternatively, the guest will have to sleep on the sofa in the living room.

Of course, won't know how often will have to host guests, but if have to host guests, would like to offer comfort of course.

But is it worth the extra $$$$?

I read some people said can renovate 2r become 3r. But is that advisable?

What would you guys do?

If got budget go for 3 rooms

1. You may have spouse/child later

2. In the event of financial problem, you can rent out 2 other rooms

Budget is flexi but the 3 bedroom condos is considered at the top end of my budget and I will have to really stretch.

Trying to see if it is justifiable to spend extra $$$ on a 3rd bedroom for a single person.

Of course, if I really need a 3rd bedroom, I can choose to look at other cheaper condos in other cheaper locations. But the condos that I like in the locations that I like, the 2 bedroom condos fit my budget the best. The 3 bedroom condo is considered expensive for me.

I guess it really depends on your budget and how much you like that condo/area. A 2-bedroom can even be sufficient for a small family of 3. If you’re foreseeing that you’ll remain single for some time, I don’t think it’ll be worth it to pay an extra 100-200k for an extra room

When buying a property, one should compare psf basis instead of just the purchase price.

A 2 room will be priced 'cheaper' obviously but if one is paying more or close to 3 rooms psf, then a 3 rooms will be a better choice.

Having said that, the final decision will be the monthly instalment which one can afford.

Nowadays, upgrading of property is not cheap esp when developers are selling future pricing and more likely, owners will incur a loss on disposal.

If you can afford it, 3 rooms would be the way in the long run. Well, considering that the future might change = other half, kids, maybe family members etc.

2 rooms might be a bit small in the long run if you are going to convert one of the rooms into a workstation etc. But if you are going to remain single for a foreseeable future in the house... the hassle of cleaning the house would get to you sooner or later.

Then again... the $ involved. This needs to be weighed by yourself.

Actually ur 2 key points
1) Forseeable Single forever
2) Budget is kinda stretch for 3 rooms...

Go for 2 rooms then and have a financial easy life.
Since is ur house and privacy, dont think u will wan to rent out ur room just for income to cover ur instalment (if 3R)
Guest is only once in a blue moon, dont put this as main factor (except if ur guest is ur parents which comes frequently, different story)
Its tiring to keep & clean a third room.

Just go for the two room unit . The second room can multi-function as anything you want it to be .

I still see plenty of flexibility . You do not need to go down the rabbit hole of increasing rooms more than needed just for "future" .

Depending on the size of the unit you are looking at and your lifestyle.If you are minimalist, then you can store your stuff in the yard then second room can be converted into guest room/office. Only if your second room is large enough to put a single bed, desk and perhaps some storage. Think of the long run, if this is going to be your forever home you want to live in a comfortable space that can meet your growing needs in the future.

Having said that, you also need to account for additional cost that come along with it, eg higher maintenance fees, quit rent assessment etc.

go for two room ...so that u have solid reason to not let them frequent visit or stay over night biggrin.gif tongue.gif unless ur parents still enough to stay in second room in short while.

3 rooms if budget allowed, can rent out 2 room or easily to dispose later, even if you need to stretch your budget, your salary will increase in future.

My 2 cents is more space doesn’t go out of style and there’s been a move towards more compartmentalised spaces.

So having a dedicated office is one and another guest/recreation room. We’re lucky in Malaysia to have the option of space and 3 bed units are common. Of course location trumps all but have a think about your lifestyle routines.

You need the space of 2 rooms to realistically house yourself and a partner. The master bedrooms nowadays are ridiculously small and the wardrobe space is barely enough for 1 let alone 2 ppl. I know fashionista sorts that just use all bedrooms for storage.

I’ll concern more on the room size. If the room very tiny, what’s the point of the 3rd rooms.

Just to note a design trend shift, with 800+ sqft would you rather 2 decent sized rooms or 3 smaller ones ala runahwip.

There’s been a movement to make your sleeping quarters smaller but you have a bonus seperate area. It’s going back to the original intent of the bedroom which is just to sleep and not be a catch all for everything.

I’m not against the idea as working in your bedroom or looking at messy wardrobes is not exactly restful. A room with a door you can close to your messy office/ wardrobe might fit the bill for today’s living.

i vote for 2 bedrooms.

caveat:
look for 2 big size bedrooms.
convert the secondary room to study/office cum bedroom for your guest.
if the room is big enough, it should be able to accommodate a nice sofa bed in addition to decent workstation.


usually 3 bedrooms, the small room is quite small and a bit uncomfortable. and also usually 2 bedrooms overall size is still smaller than a 3 bedroom. but since you are living alone, you get more "quality" space in your daily activities and also "safe" some maintenance fees.
