I lived in my friend's Casa Tiara apartment for a few months a few years back... I also used to live in Sauja Subang for a couple of days quite some years ago...

In terms of noise... it really depends on where the apartment is facing....


From my experience... saujana is really noisy because it is directly facing/too near to the station and highway.... I can't imagine that new Aurora... which is just beside the ramp and main road turning up to subang will feel...


Casa Tiara on the other hand.... my friend's unit was facing the highway and lower floor... it is surprisingly quiet... maybe because of the distance and layer of obstacles infront absorbing the noise.... higher floor seems to be a bit more noisy though.... the one facing the city is very noisy cause the main road is just right in front and it is often quite a busy road...


I've always said subang is overpriced.... but recently it had turned into city status and SDP trying to make SS16 SJCC and TOD .... if the land in front of the LRT is used to build something that could revive the place... who knows... it might be the next Sunway Pyramid and property prices around there might go up even further...

nah man... still very noisy facing ss 15 esp after mco... facing glenmarie/highway (for the casa tiara row of buildings) is much much better...

no.. not the land beside toyota... that one very likely to be another service apartment... the one near the driving range also likely to be more service apartments...

the long stretch of land infront LRT... hopefully they build something interesting...

based on the older architect sketches... they were planning to make some mixed development... with commercial + shops + an open plaza quare/park right infront of the LRT... make sense since that is basically what TOD means...

just scare they use that plot of land senselessly and add more SOHO or Residential..... trying to bank on existing amenities... which we all know not very attractive with a dying family mall and a somewhat decent lifestyle mall.... overall SS16 lacks entertainment and eateries...

Makes no sense to build residential right in front of the LRT station... but who knows though... SDP so called "TOD" could literally be just residential relying on all the dying amenities...


Personally... I'd still think that they would still go ahead with a mixed development like what they planned before... just hope they don't focus too much on SOHO or residential... best is non at all... and focus more on commercial/entertainment...


SS15 eateries are all low class local food stalls....


like I mentioned... the thing that is missing in SS16/1 compared to sunway pyramid is the high-end food stores and entertainment...


density is there already... just need to pull the traffic back to the area...

I’m not sure if high end food stalls would fare well at SS15. The crowd around there are still mainly students and not many will frequent high class eateries. For the adults, I think the difficulty in finding parking around the area would be a turn off to specifically go to a high end eatery in ss15 even if they had one. Having some entertainment outlets might help though it should also be an affordable one to attract students.
There are a lot of areas with pockets of greens around KL if you want some peace but mostly still need to face the jam when you go out la. Haha
What kind of attraction you want? Another mall?

no...not a subang person...

but frequently travel around that area and sunway....prefer being around that location than pavilion or mid valley...

hence if there is new development around SJCC.... I am all for it.... new place to visit... possibly split the traffic between sunway pyramid and SJCC so don't have to worry no parking at sunway pyramid after 12...

seriously though.... you can consider that entire area... sunway up till USJ.... to be very dense.... the only thing is... people are flocking to sunway pyramid only cause it has everything there....

If SJCC does well.. I bet many subang and USJ people would just travel over to SJCC instead of going all the way to sunway pyramid.... that way I could go to either one without worrying about the crowd or parking... brows.gif brows.gif
