Find TOD that train station go underground, no train noise issue already.

TOD must elevated train station?

The more important question is, how much premium are you willing to pay compared to non TOD project?

And bear in mind that since now we have more stations, it just means that there will be more non TOD option around 2 - 3km away to the station. Maybe not walkable, but still a short 10 mins drive.
