 Is TOD project a good buy?, Would like to know your opinion

Hi,

I would like to know this TOD (Doorstep - 200m from LRT/MRT) project is a good buy for investor consider the location at KL, all sort of facilities (GYM, Pool) available.
Understand that this kind of project bring a lot of convenience but at the same time also bring a lot of noise to the residence.

For Investor
As if you are Investor, are you going to buy this kind of project properties?

For Tenant
As if you are tenant, are you going to rent this kind of place consider Pro/Cons?

Come out this topic is because I'm actually buying this kind of property and would get more opinion from you guys.

To most tenants, where they stay is not a big issue since is only 'temporary'.

To investors, as long they can meet tenants requirement, there will be tenants.

How many tod projects in kv? how is actual rental income of those vped? how is price appreciation of those vped?

I would argue township development might have better appreciation than tod project but successful township development is rare.

Suggest TS to define the scope of TOD for clarification.

Some may think 1km away from stn is TOD.
Some may think a railway (not stn) in front of the house is TOD.
Etc..

Optimal TOD residence I would say is 500-1km distance from the train station...

Still within walking distance + no need to suffer the train screeching sound.... and too close for comfort feeling....

500m - 1km distance with covered travelator is best.
Halo, people who purposely wanna stay near mrt/lrt mostly workplace accessible via mrt/lrt which they gonna use it on a daily basis. How many willing to walk 1km go to + 1km back from station everyday? With office attire , reach office whole body wet d.

People need to accept we cannot have the best of both worlds, if want comfort feeling, serene environment, then have to stay further away from the station

1km is not that far to me.... I often do 1km walking from my workplace to makan place... no shelter ... in office attire meaning formal wear without blazer and tie...

under 700m is the sweet spot without feeling uncomfortable ... meaning haven't start to sweat even in high heat and 700m-1km without feeling really uncomfortable.... meaning clothing starting to stick to skin...

bear in mind I don't exercise much and I am on the fatter side....





you must be really obese or you must have wore blazer with tie if your whole body could be drenched just by walking 1km distance...


also... which crazy company in Malaysia expect their staff to wear blazer or tie these days??? most company now already going by smart casual wear already...

Yes, you can do 1km walking without any issue, that's good for you. But if given a choice, people who need to commute to work on a daily basis would prefer a <200m walk or 700m-1km walk? Even if there's no issue walking 1km, what about safety issue for ladies? If you think most tenants rather rent properties around 700m-1km away as compared to those within 200m, then I'm confused. I need to do more study on human behaviour.

If it is some kind of fictional train that does not emit sound and is built privately for the residence.... I think no one would mind if it is right in front of your front door.... but the reality is... living 200m away from LRT or KTM is not something anyone could tolerate...

anyway... each to their own... no point arguing....

for me... like I said... I can tolerate 700-1km.... sweet spot would be 500-700 meters.... so 500-700meters would be ideal for me.... not so far from the station.... not too close for comfort...

for you... it is 200 meters.... I guess you don't mind the sound and the crowd ... that's also ok... you have your preference on what is ideal... I have my preference on what is ideal..

Actually living close to train station isn’t so bad you know, it’s something I can accept. At first I thought facing train station I would be hearing bad screeching sound as train comes to a stop but not really. Facing highway tak boleh, really bad, balcony is totally wasted, both scenarios I experienced before.

In terms of convenience of coz it’s as convenient as possible, it’s human nature. See amber residence direct bridge link, now that’s proper TOD. If within 1km circular radius is TOD, many developments are TOD especially subsale, don’t need to paksa buy from developer.

So u mean facing highway is much worst than facing lrt?
My house right now is facing highway.. But still OK if windows are closed. Just not sure if facing lrt the trail sound.

For me, walking more than 200m is kinda far, don't say 1km which is impossible for me. Maybe if I'm younger 10y I can do that.

If you like the development very much and if you’re force to choose, take the train view…

I know it’s ok if windows are shut, but thats the problem, it reduces the quality of living. Can’t enjoy fresh air, super, super dusty and gotta vacuum everyday. Plus night time can only rely on air con no? Even wanna open balcony window awhile also you can’t focus on reading spoiling your little me time or drowning the tv sound.

With train view it’s not more dust than normal, and if we’re staying facing train view, the train sound practically is unnoticable or doesn’t bother you once you’re bedded in.

Indeed, the room always full of dust even door and windows are shut. Till now I also don't know how the dust enter and I guess is the highway caused it.

I can't say much staying beside train as I never experience b4, but appreciated you shared your experience.

So if I can bear staying beside highway, for sure no problem staying beside train, I suppose.
