QUOTE(weiaze @ May 25 2022, 09:55 PM) Another factor to consider as many have not thought about it now.do you plan to buy an electric car in the distance future? e.g. Hyundai Ionic, Kia EV, Toyota EV etc with condo living, it will be tough to charge your EV. I know it's no big deal now but in a few years time when EV becomes more common...it would be a factor. |

Landed also cannot give total pleasure living. Sephilo liked this post

Just my own opinion after staying in landed house vs condo. Before marriage = Stay in a landed house with my family in PJ. After marriage = Stay in a landed house with my mother in law for 2 years in OUG. Now = Just moved to a condominum located at Bukit Jalil since Dec'21. CONDO-PROS: - Easier to upkeep - Safety - Gym/ swimming pool facilities CONDO-CONS: - My unit is facing south direction. Sometimes there is no sunlight and cause my clothes are difficult to dry (prefer direct sunlight) - Residents are not allowed to install the outdoor water filter. - No common area has been provided to wash our cars/ big items. - Waiting for lifts especially during peak hours. - I don't like the cooler temperatures especially during raining season. - Dusty. I am still preferred to stay in a landed house. This post has been edited by honeyfish: May 26 2022, 02:34 PM ongss liked this post

Ultimately it is about budget and/or how much you’re willing to spend on housing.
Under 1M, you can get a decent unit or an ulu strata landed place or the blank shell of a sS2 terrace which will need around half a mill in renovations to bring up to code. Up to 1.5M+, I’d go with the renovated old terraces or a damn fancy unit. 2M+ I don’t really know why people bother with units anymore. |

Ya. It's hard to give up the centrality of PJ and all the conveniences. But yes, I do feel the need to experience something new. The prospect of moving to unfamiliar location and type of housing feels exciting but uncomfortably uncertain.
You're right about priorities. Really need to sharpen them to know what I really want. Writing all this actually is helping. And ya, a big part of the appeal of a condo for me is the lower upkeep. I don't like spending time and effort cleaning the house. Want to minimize it. QUOTE(Cavatzu @ May 26 2022, 05:31 AM) Same boat. PJ boy since birth and very grateful for the convenient yet serene environment I grew up in though admittedly it’s getting old and I need change. It really depends on what your priorities are. I got a city pad so I can go party and maybe get laid without too much fuss 😂 if you like hiking, then look for units which facilitate that lifestyle. I found PJ units horridly expensive and they don’t exactly fit my lifestyle for what I want as it was also intentional on my part to create a bit of distance away from family. I think if you’re a single person or childless couple living in around 1k sqft plus all the facilities area it’s more than fine. You will make do and most millennials nowadays hardly cook or garden. It’s a chore to maintain those things unless it’s your interest. Spot on about gym fees etc. If you’re the type who is active and uses these facilities then I think the value in a condo is quite unparalleled. The newer designs of some of these things truly rival commercial gyms. |

Yes, true. Ideally can move easily from landed to condo on a whim. Just that property prices are prohibitive.
QUOTE(yeeck @ May 26 2022, 12:21 AM) Your priorities will change according to your circumstances in life. For example, the elderly and less-abled will definitely prefer not having to walk up stairs. At the end of the day, I don't think you will live your entire life at any one particular place. If you prefer condo now, go for it. As you grow older in life, you'll probably appreciate landed better. |

Yes, perhaps I can look into airbnb a few nights in a condo to test haha. Unless landlords are open to one month tenancies. Which I have never heard of, but I wish more would be open to if they cannot find any tenants.
Yes, the alternative home is very intriguing to me and something I have strongly considered. I had thought of buying a small condo still in PJ, maybe around SS2/Sec 17 and then buying some land in the countryside to slowly take my time to build a dream home where can enjoy mountain views, fresh air. And maybe hire some villagers to help plant veges, as you know, food security is a big thing now. In the end, the options available in SS2/Sec 17 while giving me comfort of familiarity and convenience, I felt either too expensive, or located in unappealing locations. So, ya, that's why I am thinking of condo in northern klang valley - KD, DPC area. QUOTE(mini orchard @ May 26 2022, 07:01 AM) Those pros and cons of highrise living are standard debate. Nothing beats personal experience to actually lived in one. If you want to know, either ..... 1. Rent a unit before deciding, or 2. If budget permits, buy and treat it as alternative home. The reality will kicks in once you settle down at the place. |

Exactly!
And very wise to ensure it is investment grade. QUOTE(Cavatzu @ May 26 2022, 08:20 AM) People with family homes in KL are in a way both blessed and cursed. If you never had to leave the nest then you may not have many frames of reference for what you truly want. Have to think through it properly but my rule of thumb is to at least ensure it’s investment grade in case you change your plans. I get the mentality also. Why should I rent when I’ve got a perfectly good home with in built laundry, cleaning and catering services. 😂 the answer to that is freedom/autonomy/independence whichever way you want to slice it |

Very systematic! Thanks!
QUOTE(bashlyner @ May 26 2022, 09:15 AM) I actually use property website as the first filter for properties that is within my budget and location requirement. I also look at Google Review and any social media post around the area to gauge the overall impression. Once I am comfortable I then ask the agent to show me the unit, and if I like it, then I only go into details study like the demographic of the residents, traffic in and out of the project during peak hour, nearby amenities etc. |

Hi. Thanks for sharing.
What was the hassle of apartment living that you disliked? Did you buy a new or subsale landed? BTW, not me, but it is the other poster who has a walk-up condo and planning to buy landed. QUOTE(kenyang_is_full @ May 26 2022, 10:05 AM) Before marriage - stay with parents landed After marriage - moved into apartment 3 years after - bought landed and never again with the hassle of living in condo and apartment And saw ur reply that u planning to buy landed in 4-5 years.then I would say ok go for it. This is what I did exactly. one thing to consider for walk up apartments is if you have I. some sort of leg injury 2. or pregnant wife 3. grocery shopping 4. forgot house key in car then it would be a hassle |

Hmm.. never thought of that. Yes, I think will have to go for EVs in the future. Can condos install chargers at every car park? I mean they have to right if everyone uses EV?

For the pros you stated: easier to upkeep - yes, very important for me as I want to minimize time and energy spent on housekeeping. safety - of course, very important. gym and pool - yes. Gym for workout and pool to cool off on a hot day. For the cons, I like morning sun but not hot afternoon sun. And for drying clothes, indirect sunlight is better right? So your clothes wont fade? Do you need outdoor water filter for a condo? Can management just install central water filter for all residents? No common area for car wash - oh I thought that was a standard feature for condos. The lift waiting time will definitely be annoying if I am in a rush. Well, ok, during rainy season, I would like some warmth too, but when it is hot, wow, I really wish I lived in a high floor facing east or north that can get a lot of breeze. And landed house has roof which will be heated by the sun making indoors very hot. As for dust, I am surprised. I thought landed will be more dusty than condo. Currently staying in 5k sf land property for past 12 years. In between bought another terrace and currently running as homestay for 5 years. Last month, concluded another highrise purchase. Highfloor unblock view. Future plans .... Sell / let the 5k sf property and move to homestay unit and eventually settle down at highrise. All the three properties are in the same location and managing the units will not be much problem. If the 5k property is sold, may consider buying a highrise at highland and retire there. |

I too was considering the aforementioned areas but ultimately don’t find it enough of a change in environment. Section 13 units like Ryan Miho may fit the bill and bonus points if you got a dog and want to be in the area. They seem to have good facilities. Bargains as well in the long awaited pacific star building.Yes, the alternative home is very intriguing to me and something I have strongly considered. Comments on a few:- Tropicana Miyu/ the Hub - fire sale after PJD announcement 17 Pasar units - just don’t Jasmine Towers - perfect example of a 30 yo building in a decrepit state holding value due to lack of supply. 5 Stones/Amaya - $$$$, affluent families Tiara/Astana - have held their value very well due to the MRT station closeby. Walk up though. Misc units around 3 Damansara/Glomac - there’s convenience there but these commercial areas seem to be dying This post has been edited by Cavatzu: May 27 2022, 06:51 AM |
