 Moving from PJ landed to a condo, Please share your perspectives

Just rent a condo for a few months and see if you like it or not before making the decision.

If have problem charging EV, dont buy. Cannot worried too far ahead.

Similar if cannot afford landed even though many prefer landed, then buy condo.

Landed also cannot give total pleasure living.

Just my own opinion after staying in landed house vs condo.

Before marriage = Stay in a landed house with my family in PJ.
After marriage = Stay in a landed house with my mother in law for 2 years in OUG.
Now = Just moved to a condominum located at Bukit Jalil since Dec'21.

CONDO-PROS:
- Easier to upkeep
- Safety
- Gym/ swimming pool facilities

CONDO-CONS:
- My unit is facing south direction. Sometimes there is no sunlight and cause my clothes are difficult to dry (prefer direct sunlight)
- Residents are not allowed to install the outdoor water filter.
- No common area has been provided to wash our cars/ big items.
- Waiting for lifts especially during peak hours.
- I don't like the cooler temperatures especially during raining season.
- Dusty.

I am still preferred to stay in a landed house.

Even one of my normal condos allow charging of EVs from your own parking spot since more than 1.5 years ago.

Ultimately it is about budget and/or how much you’re willing to spend on housing.

Under 1M, you can get a decent unit or an ulu strata landed place or the blank shell of a sS2 terrace which will need around half a mill in renovations to bring up to code.

Up to 1.5M+, I’d go with the renovated old terraces or a damn fancy unit.

2M+ I don’t really know why people bother with units anymore.

Ya. It's hard to give up the centrality of PJ and all the conveniences. But yes, I do feel the need to experience something new. The prospect of moving to unfamiliar location and type of housing feels exciting but uncomfortably uncertain.

You're right about priorities. Really need to sharpen them to know what I really want. Writing all this actually is helping.

And ya, a big part of the appeal of a condo for me is the lower upkeep. I don't like spending time and effort cleaning the house. Want to minimize it.

Yes, true. Ideally can move easily from landed to condo on a whim. Just that property prices are prohibitive.

Yes, perhaps I can look into airbnb a few nights in a condo to test haha. Unless landlords are open to one month tenancies. Which I have never heard of, but I wish more would be open to if they cannot find any tenants.

Yes, the alternative home is very intriguing to me and something I have strongly considered. I had thought of buying a small condo still in PJ, maybe around SS2/Sec 17 and then buying some land in the countryside to slowly take my time to build a dream home where can enjoy mountain views, fresh air. And maybe hire some villagers to help plant veges, as you know, food security is a big thing now.

In the end, the options available in SS2/Sec 17 while giving me comfort of familiarity and convenience, I felt either too expensive, or located in unappealing locations.

So, ya, that's why I am thinking of condo in northern klang valley - KD, DPC area.

What was the hassle of apartment living that you disliked?
Did you buy a new or subsale landed?

BTW, not me, but it is the other poster who has a walk-up condo and planning to buy landed.

Do landlords now accept one or two month rentals? Never heard of it. I might go for AirBnb to test it out though. Thanks!

Hmm.. never thought of that. Yes, I think will have to go for EVs in the future. Can condos install chargers at every car park? I mean they have to right if everyone uses EV?

Thanks for sharing.
For the pros you stated:
easier to upkeep - yes, very important for me as I want to minimize time and energy spent on housekeeping.
safety - of course, very important.
gym and pool - yes. Gym for workout and pool to cool off on a hot day.


For the cons, I like morning sun but not hot afternoon sun. And for drying clothes, indirect sunlight is better right? So your clothes wont fade?
Do you need outdoor water filter for a condo? Can management just install central water filter for all residents?
No common area for car wash - oh I thought that was a standard feature for condos.
The lift waiting time will definitely be annoying if I am in a rush.
Well, ok, during rainy season, I would like some warmth too, but when it is hot, wow, I really wish I lived in a high floor facing east or north that can get a lot of breeze. And landed house has roof which will be heated by the sun making indoors very hot.
As for dust, I am surprised. I thought landed will be more dusty than condo.

You can install your own EV charger and pay for the installation and bill yourself.main thing is to have the option.

One need more than few nights or a month to know the reality living in highrise.

I started living in shophouse, then a walk-up apartment and followed with terrace. All these units are sold.

Currently staying in 5k sf land property for past 12 years. In between bought another terrace and currently running as homestay for 5 years.

Last month, concluded another highrise purchase. Highfloor unblock view.

Future plans ....

Sell / let the 5k sf property and move to homestay unit and eventually settle down at highrise.

All the three properties are in the same location and managing the units will not be much problem.

If the 5k property is sold, may consider buying a highrise at highland and retire there.

I too was considering the aforementioned areas but ultimately don’t find it enough of a change in environment. Section 13 units like Ryan Miho may fit the bill and bonus points if you got a dog and want to be in the area. They seem to have good facilities. Bargains as well in the long awaited pacific star building.

Comments on a few:-

Tropicana Miyu/ the Hub - fire sale after PJD announcement
17 Pasar units - just don’t
Jasmine Towers - perfect example of a 30 yo building in a decrepit state holding value due to lack of supply.
5 Stones/Amaya - $$$$, affluent families
Tiara/Astana - have held their value very well due to the MRT station closeby. Walk up though.
Misc units around 3 Damansara/Glomac - there’s convenience there but these commercial areas seem to be dying
