4 years ago my auntie bought one at lower floor of this penthouse unit, around 400k. Spent about 150k for renovation to make it livable (rehack all plumbing and wiring)

1500sqft with unblocked view (facing school). I would say quite worth it, if you were someone not really demanding or strictly want something new. Except the parking that have to share with the customers of the restaurant below, and which currently and finally they have reserved parking for residents.

- No garden. Could feel cramped.
Yes, seems you live in Semi-D or better before since got garden. If landed terrace 20x70 intermediate then not much different.
Comparing one level, 1400sf with car porch VS 1400sf condo. Condo usually have good landscape area for walks.
I also prefer condo as everything at one floor, more family bonding and time compared to all hiding in own room upstairs.


- Less space to express creativity compared to landed which you can do a lot more, especially if get an older non-strata unit which you can re-design. With condo, you can only change the interior, not exterior or structure.
Yes not much for creativity. Some condo very very strict.

- Maybe easier to hear neighbours compared to landed?
Yes. Can hear foot steps if children running above, if drag furniture also can hear. Irritating. Can call guard, they go warn even at 3am.
Last time landed neighbor knocking wall, DIY stuff, chopping ayam every early morning I also can hear, not dare complaint just punch pillow.

- Lack of utility space. Units 1000 sq ft -1200 sg ft also seem to have tiny yards.
Yes. Need to plan well. Some design have no yard and utility, especially recent one all the space they make bedrooms, very small bedroom rclxub.gif .

Where do you keep all the brooms and mops etc?
I keep at yard, yard's toilet. Wash leg when reach home, broom, mop, pails, spanner, screwdriver etc all there.

Where do you pour dirty water? Landed can pour into outside yard space.
Where the dirty water come from? Yard's toilet.

What about if you go hiking? Where to wash your hiking shoes? Surely not the bathroom? What if you need to wash large items? How to wash? If landed, can just bring outside to garden and wash.
Never hike so not sure, cannot use bathroom due to too dirty? No way, unless condo got provide carwash area and you willing to bring it and wash there.

Moved to condo, I think I prefer condo if landed is not "atas" enough.
Now middle age crisis, dont know want go further for landed or upgrade to similar size but "atas" condo.

Tiara/Astana - have held their value very well due to the MRT station closeby. Walk up though.
Misc units around 3 Damansara/Glomac - there’s convenience there but these commercial areas seem to be dying

Haha I’m a lil biased cause they block my view. And Sentosa cinema had a lot of fond memories for me but times move on and to be honest having the development there has been very handy for the residents in the area. It’s not actually bad, there’s the stigma of the Pasar but in all honesty still not a deal breaker. This location is strategic sitting at the crossroads of KL and PJ. Main qualm is that it’s still quite pricy with questionable build quality.

Exactly how I feel. It is how to balance the need for peace and greenery vs convenience and central location.

1) Accessibility and easy access to go anywhere (Connected to any where with highways-LDP,NKVE,Sprint)  >Honestly no other areas can be better than this
2) Malls (Paradigm mall, OneU, Tropicana Mall are just stone away)
3) Convenience - I can do almost anything without driving out in my previous place (saloon, stationery, food, fresh fruits/food, car wash...)
4) LRT station (this I missed the most, it is walking distance to my house)
5) Better townships planning, maintenance and road condition (Seri Kembangan is a maze and road forever in bad condition)
6) Space (washing large items or stuff like hiking gadgets definitely easier)
Mixture love and hate.

Seriously If I have $$$, I will look for condo in Section 16 like Prima 16 but if I have more money, I will look for guarded and gated landed house in PJ smile.gif

There’s an issue with this too. Overcapitalising on such an old unit is pretty much sunk cost unless the subsale price justifies it.

To spend 150k on a 400k property to make it livable is daunting but may be doable if there’s sufficient demand. It works on landed but generally not old units unless it’s in a prestigious area with limited supply.

Like you, if I have the $$$, I will go for gated and guarded landed strata in PJ but all above budget. Those that are available are much further out and so i got one which is most accessible to PJ.

I went from landed (in Puchong) to condo (Ara Damansara) and I've got no regrets haha. Much has been discussed here so I'll just add on 3 points:

1. Safety
I said bye bye to installing CCTVs, having to be worried if I closed my gate / door after leaving home, wondering whose car is blocking my gate or getting parcels left outside or thrown in. In my condo I've experienced leaving my door open for a week (I was away and did not shut the door properly) and it was fine. The idea of just needing to shut the door and leave, knowing that there is a certain level of security in place is assuring. I can also just walk around the facilities without getting robbed or something haha.

2. Maintenance
I often get nagged by my parents having to pay maintenance fees in condo but honestly, I rather do this than have to be concerned of rust on my gate / fencing, paint deterioration, overall cleanliness, refuse chamber, roof tile leaking, landscaping... sure, it is very subjective to the management and it could cost more than a landed property but.. it's those things that are out of sight, out of mind.

3. Convenience
I won't speak on location convenience since that's subjective, but more so the access to facilities. The thought of having to pack a bag and drive to a gym just further demotivates me from working out. Having it just below helps! Same goes to the pool, badminton court or even be able to host family / friends in the BBQ pit or one of those lounges like home theatre, karaoke, etc. I don't use them as often, but it is SO helpful when you need it.

Of course, this depends on the type of condo, the community, management office, vendors and could cost more but... I definitely prefer this lifestyle over landed. Plus, with the right selection you can get a view! That's perfect for a long day after work nod.gif

yes, the place memang popular.... Pizza mansion and few new coffee place.
no choice car park gotto share w customer ( no exclusive for resident there)

another concern also the condition of the lift, the facade
but yes- decent choice for a large BU

Can I know what's wrong with Kota Damansara?

I've working around here for the past 2 years and it's a good place to live. You want to purchase groceries, going to mall also easy. The traffic is not that bad compared to SS2 and other parts of Damansara.

there are reserved resident parking actually. The lift for the block c were replaced with a new one in year 2010s (sponsored by Selangor gov 50% + residents 50%) and all area covered with CCTV surveillance

just my personal opinion, KD is at border of PJ while SS2 is at centre of PJ, which makes SS2 is more ease to travel to the other place in PJ. SS2 also surrounded by many malls, while KD only have tropicana garden mall. let say i bored of GSC, i still got TGV, MBO, i bored of 1U, i still got paradigm, 3damansara, atria... i bored of Aeon, i still got Tesco, Aeonbig, village grocer.

KD…experience the 24 hour jam and then you will know. To get out at 7.30am from petronas kfc station to trop gardens traffic light will take you easily 45 mins. Issue is it’s not only morning traffic. Do the same around noon and it’s equally as bad.

i not sure how bad the traffic jam in KD, been few times only. my only concern was too little things there. it is like some poeple like to say, live in puchong, work in puchong, shit in puchong and if go out of puchong, it will be a disaster. the same apply back to KD.

I can share my perspective as a PJ boy that grew up in a landed house (near SS2), and then lived in a condo in PJ (DP) for the past 10 years.

If you really want to continue to stay in PJ, you have to accept a few realities. Condo is the affordable option for most people, with zero to low entry price. Yes, it requires a change in mindset and habits if you lived in a landed house your entire life up to that point, but you will eventually get used to it, e.g. smaller space, carpark, lift, etc. I think most have covered the pros and cons here already, but you can only decide for yourself on how you will adapt to them. For myself and my wife (gf back then), condo was great for our lifestyle and jobs. We didn't have to worry about the cost and work involved in maintaining a house.

If you are single or a young couple with no kids for the next 5 to 10 years, condo is the rational and logical choice for now. You can always find a better or bigger place when you need or are ready to move on.

I would say any condo in PJ nowadays doesn't really matter that much, unless you want to stay in a specific area for personal or sentimental reasons. Choose the area you like or feel connected the most with. If you choose to stay in DPC, BU or even KD, you will end up doing more of your daily or weekend routines around the area really. You will just learn to adapt. The other places in PJ will be 10 to 20 mins away anyways. Maybe one thing to look out for is how is the traffic to your work place in the morning and vice versa. Some places take a bit more time to get out of, but then again you are probably adding on another 10 to 20 mins at most compared to what it was before.

Only thing I’d add is that are we really that unimaginative as people?

This whole bit about being born in some area and dying there sounds a bit trite and extremely small minded. For god’s sake, a change in post code won’t kill you.

Live a little, a new go to for wantan mee won’t kill you.

I believe that there are different strokes for different folks.. I too am a PJ kid, studied and live here for most of my life..
For me, we go back to my inlaws and my family for dinners on weekends, that is why it is convenient to live in or close to in PJ
Parents did move to a rawang at one time..

That time while travelling to school also felt like a chore using nkve daily to school and there was no traffic, nowadays i see the traffic is horrandous from rawang to PJ/KL in the morning when i was travelling up north to Ipoh for work

Currently still living in PJ with my wife at Tropicana but will be moving out soon. I honestly don't think KD is bad, jam is unavoidable in most develop places unfortunately.. Still not as bad as Kiara.. From KD to KL can always take Penchala or NKVE which is convenient..

I'll be moving to bangsar south next and will definitely miss the food at KD shoplots.. I guess to get my chinese fix would be at either Sri Petaling or Kuchai which is really jam as well.. A much subtle traffic most likely would be PJ old town?
