 Buying my first home, any advice

i like this one place in sungai buloh, at sri putra area. Price is 150k, 5 storey apartment/flat walk-up type. The unit is at 1st floor at corner. 720 sqf, 3 bedroom 2 bathroom. It is freehold, and subsale. The neighborhood seems nice. But it's near to chinese cemetery i dunno if this will affect the price. I'm just a noob in property and first time buy house so i don't know what to expect. Any advice what else to consider before i proceed the next step? thanks a lot icon_question.gif notworthy.gif

Can go ahead. Makesure don't buy the highest floor. Max to go 3rd floor. Coz 5th floor toppest always facing the roof issue if it's not concrete slab.

My first property also was walk up apartment… buy within your mean… and important near to your routine activities place and you familiar with the surrounding .. 150k cannot expect too much

3rd floor will be nice, not too high, not too low and if they planted trees nearby then the foliage should be same level with your window (if the place is matured).

GF usually is more expensive coz convenient but noisy coz car parked outside and risk of bad neighbors throwing stuffs down. Also check if the place is flood or flashflood prone or not coz if GF means confirm can only putih mata see your stuffs destroyed.

Lowest floor has the risk of blocked sewage pipe that causes sewage to overflow from your toilet bowl.

Have to consider your need, limitation and plan. For example if there is family members (elderly, pregnant women, etc) who can have difficulty (now and future) to take the stairs then you need place with lifts. Dont think chinese cemetery is a concern for this price range. Good neighborhood is important. Can view more units and compare then make a decision.

The important thing to take note in buying any property ....

'IT IS ALWAYS EASIER TO BUY THAN SELL'

You can consider the following b4 deciding ...

1. Above average property management and security.
2. Sufficient parking for residents
3. Not too far from public amenities
4. Buiilding is not affected by adverse flood or landslide
5. Are most units owner occupied or tenanted ? It will determine the profile of people living there. For eg, if is near to industrial area, you can find many workers living there.

As for the subject property .....

1. If the unit is newly painted, it can hide away interfloor leaking problem. Keep a lookout.
2. Ground or first floor is good if you have older people living with you. Every floor have pro and cons. Buy whichever floor that suit your needs.

Finally ....

The purchase price. You have to check if is reasonable. Normally 1st floor command better price than other floors. Extra up to 10k is normal for 1st floor of your type.

this unit check all the boxes. Low density, lots of parking, good neighborhood with mostly families residing, and below market value by 30k.

But the only problem for me is this unit is too old as i just found out it was completed on 2001. But my dad who's in construction said to not worry as building back then was built with better quality material. He helped me check the condition of the unit and flat at day and night and said no major repair needed. Any opinion on this?

One thing you want to verify is the financial condition of this old apartment, is there sufficient sinking funds for major repairs when needed. And when something is below market value, you want to be careful and find out why, when you satisfy yourself then go ahead to commit to it before it is taken by others.

Can ask your agent to find out for you, or ask from the seller or go to the management office to find out. These information should be made available to the resident, not secret.

And actually not only sinking fund, you want to find out financial situation of the apartment, how much money collected, is it sufficient for the expenses, how much money remaining in the account. There are apartment which have many millions in their account, there are also apartment which owe a lot of money.

can proceed if u like the place... 1st you are comfortable + convenient to your workplace... take note your current/future wife... walk up apartment is not favorable... and yea everytime u buy heavy furniture or fridge, the seller will charge u RM15 to RM25 per floor... ><"

hi guys.. need some advice.. the bank called a few days ago and said that the loan should be no problem and can be approved.. but today agent call me and said need about 1 and half year for all to be finalized because the owner havent change the name from developer? is this true that need to take that long to finalize if havent change? i also dont understand why owner wanna sell the house if havent finalized the ownership/ name change.. and i also already paid 3%, wait for 1+ year, it's like my money stuck here

Your case is normal in subsale when the seller received VP and title not issue. Meanwhile, the property can be sold and your lawyer should know what to do.

Once the title is issue later, the property will be on your name. After full payment of the purchase price, the seller will give VP to buyer.

Engage a lawyer now if you want to proceed.

Many subsale have transacted that way with no issue UNLESS there are things that are not stated here.

Isn't this is like double transfer? Owner will absorb the cost? Or can transfer straight to ts? And what if developer ady bankrupt or no longer around? Who's the developer btw

Gather all relevant documents and seek legal advise. Every case is different.

but is it normal to take that long, 1 and half year? my deposit is stuck here i could have used it to find other houses.. so far no s&p signed, it's just the banker called me saying loan no problem to approve but that's it.. im thinking to get refund for my deposit but i heard many stories agent unwilling to release the refund
