 Thoughts on buying apartments?

Hi sifu2, what are your thoughts on purchasing old apartments at Subang Jaya area? Whether it's for own stay or for investment. Do you think the apartments will still fetch good rental rate?

Check iProp on the current asking rental and form your own opinion. If can get 4 to 5%, is consider good for today market. Not sure about future.

There are pros and cons being a landlord. Plenty of info in the net.

Whether its for own stay or investment? Depends on your purpose. Why do you want to buy an old apartment? Isit for better ROI? For it's location?

Apartment success or failure is very dependent on the overall community living there.

If you get majority reasonable communities ,educated & responsible one, highly likely to the apartment will be maintained well. Living conditions will be pleasant , ppl will likely like to rent the place & the unit price will increase because it is sought after for the good neighbourhood. Good neighbourhood, you will get good ppl to be MC to manage the apartment for benefits of all.

If you get the opposite one, be ready to see the apartment to deteriorate into a sorrowful state with all the accumulated problems. Huge uncollected maintenance fees by owners which will leads to insufficient public fund to maintain the building - frequent lifts breakdown , water disruptions due to pump failure or pipe bursting, roof leakages due to unmaintained water proofing, etc. Bad neighbourhood, you get selfish ppl to be MC to eye the public fund for their own benefits.

Maybe you should ask around the condition of the community there before making any decision.

Rental income is not a passive income , no such thing as passive income ( except for FD )
