I visited last week. I found the site is much higher than the main road and there are two entrances to in and out which is good. Developer told me they are solving the flood issues by widening the existing earth drain to detent water in case of river overflow. I am interested the Type B very unique layout my wife want to built an island for the kitchen rclxms.gif

That are has multi-racial (malay, indian, chinese, & other country people too)....
That area people is OK .

I have placed a booking fees for phase two but currently having second thought on this project due to the flood issue there.

Despite the agent explained that the developer will widen the drain system and the site ground is much higher than the main road, but the agent him/herself also cannot promised that the nearby neighbourhood will not affected by flood also.

Sounds like Dwitara may become the "island" if nearby areas all flooded.

Any sifus/buyers can share opinions on this?

Agreed. In fact, there are few in and out so I am not worry about it. My friend live just opposite landed house told me usualy flash flood happen pretty much other places flood too. Anyway I like this location nearby Sunway and Old Klang road, but so far this is the only PJ project I can afford thumbup.gifI have been looking for property in PJ for years finally this is the one. In my opinion, the layout is good and practical for family living. The buiding design is look way better than others.

For me, personally quite good bargain. Despite some people would say the place still not really develop, but i see the potential there.
Convenient to go in and out thru kesas, jln puchong, NPE also. Shops also nearby, size andlayout also quite practical.
Most of my buyer said that too. Tomorrow another signing thumbsup.gif

I think if u can get Type A unit below 450k, it’s not bad.
I initially also wanted Type A but the unit/floor available not to my liking.
Other available units on the higher floors will have passed my max ceiling budget for this type.
So I decided to go for Type B in the end.

need an opinion here. My SA offered me two available units in Lvl 5 and 39. Which level is more preferable for own stay? Lvl 39 is too high but lvl 5 is ok but the same level as car park hmm.

as i stay at sri manja for past 20 years, my 2cents opinion, like it or not, idc
1. junction from kesas, super jam during rush hour (morning & evening)
2. mat rempit area & lawless cowboy riders
3. previously rubbish landfill, maybe civil engineers/land surveyors/environmental specialists will know how safe is this place. previous incident, the ground floor or the double storey houses collapsed due to sinkhole, residents were asked to evacuate and the developer repaired all the units. will this place sink in future? idk
4. toilet too narrow, sit on toilet bowl, your knees touching the wall in front of you
5. 10 yr project, means you will be facing dust and noise pollution for the remaining years after you move in.
6. the junction joining to npe, also super jam,
7. view to the west side, taman medan & kampungs
8, site may be elevated and safe from flood, but the roads coming home or going out will be flooded as what happened during the seri muda incident, this area also not spared.

Nope. I think the unit offered to me was owned by the agency, not direct developer.
If you’re looking for other floor units, might need to find those owned by agency

Don't gamble on property. If sceptical, would suggest to continue shop for more choices until you felt comfortable with it. Property won't go away anytime, as there are many great deals out there.

Besides all the likes at the show unit, how well do you know your developer bhbuilder s/b (for this particular phase), its past contractors' relation in this industry?

This is not pocket land, its 70+ acre with mix (future) dev, its claimed township development by asia pac

How well do you know of the whole?

To me, i am having concerns on the neighbourhood as mentioned by you, those mat rempits and also the narrow roads. I find it tough to tolerate it if i were to stay theee for couple of years. There is a reason why the price is so attractive and competitive. But this is my preference, my preference does not necessarily work on you. Just make sure that you are making an informed decision.

Noticed that one of your preferences is the connectivity within the mentioned areas. Actually, there is a plethora of choices to select, tho, and it's within your budget. No harm go shop for more, including sub sales too. There is no need to rush for a property. Keep it in mind that it is a 35 years of commitment.

My top 3 factors are ;

1) Location = Currently I'm staying in Shah Alam, so it's quite convenient for me to go back to my fam's place using Kesas. It's easy for them to find me too, since this location is just off the mainroad. +Point on the location is because I'm used to hanging out around Subang/Sunway/MV area, so this location is in the middle of my go-to places.
2) Layout/Floorplan = Size and layout is about right for small fam. Each unit is abit more private since the units are not connected (left-right) except for Type C & D. So the only connected neighbours are below and above units. Each room also have windows facing outside so more sunlight/external view, rather than some condo that will have 1 of their room facing airwell/internal void.
3) Price = Due to my limited budget, this is one of the property that fits my budget.

Of course I also have my concerns.

1) Surrounding neighbourhood. They are slightly low-med cost so hopefully with the new township, the people around will act better.
2) Flood. Saw some posted that this area might be prone to flood when heavy downpour. So I hope the drain widening will prevent/reduce future floods.

He's right.
If you have the budget, and if some of the factors are a dealbreaker/concern for you, then try looking at other options.
Just prepare 10% DP for subsales and another 15-20% cash for major overhaul/refittings (for >10yrs house) + some other related fees (Lawyer, etc).

i went to visit the sales gallery. love the type d layout and what's offered at that price range.
i headed over to xpark after for lunch and yumcha. there's a 'kopitiam' with taichow food. boleh tahan. pleased to know badminton courts are also available.

what's given by the developer is pretty impressive. not to mention there's a 9% rebate. would have signed on it immediately ystd if not for the surrounding areas.
i didn't love or think i can tolerate the experience heading in and out.
those who are light sleepers would probably hear the azan from the masjid. was told the masjid is quite a distance away but the speakers are never soft in volume.
was also told the place will be more developed int time to come but how la? so many PPRs and warungs not to mention make-shift stalls. kerinchi vibe wey.

there will be future developments within the 73 acres and i think that means putting up with the construction works for many years to come.
the smaller units are sold out so there are only a few type d for sale currently.

another launch coming up in a few months, with a slightly larger layout than this type d.

very happening la that taman medan... but that's not the kind of happening i appreciate haha. for me, it's 'more happening' than kerinchi.
and if using connectivity as one of the selling points, then this location may very well be similar to bangsar south/ kerinchi.
