I've seen both properties and here's my take: 1. Elmina will take some time to appreciate since the commercials are not ready (Temu is just a small few rows of shoplots). 2. Elmina is building a mall there, but it's just doing some ground works at the moment. Hence, it most likely will not be ready until next 4-5 years. Generally, it takes awhile for a township to "mature". Look at Desa Park, it took them close to 10 years to really get going. 3. Disclaimer here, I owned South Brooks and it has already appreciated about 20% since I last bought it (paper gain only and looking at prices in iProperties). 4. I do think South Brooks will reach about ~RM900psf for the smallest unit, so there's definitely some room for appreciation although it's not much. 5. Based on your timeline, in 5 years, I think it's going to be South Brooks, but if you stretch the timeline a little further to 7 years, I'll bet my money on Elmina. 6. Besides looking at capital appreciation, maybe can consider to look at rental demand. South Brooks fetches better rental hands down. 7. I appreciate my time, so even if Elmina appreciates more in the long(er) term, I will still pick South Brooks. Depending on your salary, if you spend 1 hour more on the road - means you are losing X amount of RM. If they connect the Dash highway to Elmina, then maybe it's a different story - but they have been selling that story for several years now and still no progress. isMEheNG liked this post

If daily work commute is acceptable, go for landed with bigger space and calmer environment.

Also have to think about old age. If you buy I presume you will stay until old, right? So where do you want to retire at? Which place is better for retired couple and convenient for your kids/grandkids to visit you? Don’t forget that once you reach > 70 yrs driving long distance may be challenging, so it’s not just how peaceful and beautiful a place is but also convenience.
