Which 1 will appreciate in value the most in 5 yrs time?

I'm have difficult on made a decision on buy DPC South Brooks(Condo) or Elmina Green (Terrace)

Which 1 will appreciate in value the most in 5 yrs time?

DPC South Brooks (Condo) RM7X0K++
Pros
- Excellent location
- Convenience (short distance to food and daily grocceries)
- Top class environment
- Address XD

Cons
- Small size (800++Sqft 2 beds 2 baths)
- Need take lifts 2 times to commute between your car & home, tandem somemore
- Bad view on balcony and windows (Facing carpark block)

Elmina Green (Terrace) RM6X0K
Pros
- Spacious (2000+ Sqft 4beds 4 baths)
- Cars parking just right in hourse's car porch
- Enviroment well above average

Cons
- pretty far away from the cities
- long distance to AEON, Lotus etc
- Because of not strata tittle, might facing security fee collection problem

Most of the time only me and my wife staying only, my parent will visit me and stay 1-2weeks sometimes.

If everyone has own transportation, then stay landed far away is ok

Visit both places, check out the larger areas around them.

Eat at the shops during lunches weekend and weekdays

See which areas have many young families with kids and grandparents

Which areas likely to be goreng?

Visit during heavy rain, see any flooding

Buy based on your financial ability.
Sometimes too far from work place is a liability instead of advantage.
For own stay, better concern more about the security, public amenities and size for future family expansion.
Price appreciation will happen naturally over times and since it's for own stay, why care so much since it's not for investment purpose.
Even for investment, no one can 100% guarantee it will increase in X years. Don't listen too much to those guru if you are not well versed in the property trend.

Both have pros and cons. But if you are talking purely about capital appreciation, i give you my example: My friend bought landed 2 storey terrace in Putra Heights and I bought a condo in PJ at roughly the same price around the same time. Both of us own stay. Now his Putra Heights house can theoretically get about 150k more in sales than mine but my condo can rent out 500 above monthly more than his house.

But if you are thinking Elmina area, i think Elmina Green area is not the best as it is located further away from the rest of Elmina. Got new launches in Elmina Gardens area, smaller but location better.

7xxk for 800sqft condo... despite all the complimentary effort, i dont think there is much appreciation for a condo at that size and at that pricing... for elmina green, there is a chance, but how long i took to appreciate... no one knows... maybe by the time u bite the dust also belum appreciate enough...

Dpc…only concern will be the view facing car park block. Cannot choose higher units?

Also check out the noise level depending on where you face. Highways can be a bit noisy. Go and see if you can tolerate…worst will be those modified kap cai and their exhausts

Definitely go for landed for own stay and capital appreciation… won’t regret one since the township is developed by SD and the population is growing over there…with the price you bought still under 700k … even though in future you want to rent out … Rm1500 to 2000 still easy to get plus you won’t bleeding too much…

The reasons why people prefer subsale albeit higher price .... can see, touch and feel.
