 Beverly Group - Equine Residence (think twice), Brainless developer with stupid design

As an owner of Equine Residence by Beverly Group. i would advise you to think twice before buying anything from them, unless you are fine all rubbish issues.

1. The development is without a copper pipes and most of the wall will not be allowed to hack, yet route wasn't designed properly and basically you would have to put casing on the wall to cover it.

2. All the power points are on RC wall which mean no hacking allowed and you will have to put casing on the wall for whole house

3. No proper guard house design. They put a cheapskate plastic table to serve as guard house. Damn low end. Meaning you cant hang your clothes in balcony to damage the exterior appearance, but they can use plastic table as guard house.

4. Didnt provide enough space for aircond compressor. Management office (HenryButcher) advises to just put the compressor on floor. doh.gif

5. Guards are not wearing mask and some are sleeping most of the time . complaint? useless as MO didnt do anything since VP in February.

Most insane part is the developer want to restrict the residents from hanging clothes in balcony to protect the exterior appearance, but they are fine to let you install copper pipes outside the wall in balcony.Maybe they are fine to damage the exterior appearance when come to their benefit and cost savings.

Complaint? Useless as all the staffs will ignore you.

Please think twice if you want to buy property from Beverly Group.

So angry till wanna create new account just to bash the developer 😂 I kinda like the facade design tho.
Just a guess, the developer doing this probably to make sure Equine Residence looks good enough to support the sale of one equine next to it. After they sell everything, no reason to care where you hang your clothes ady.

I feel you. I'm one of the owners as well.

What irks me is the build and finishing quality that the developer did. There are a lot of defects in the unit and on the common and exterior part of the building as well. It looks good in paper but not in reality / execution.

All the contractors, workers and subs that they hire are really questionable. Everyone seems like the first time they're doing their job; from MO, security, cleaners to their contractors.

Most defects that were "rectified" will introduce another defect, resulted to never ending complaints and headache. Complaints to the developer's customer care team = useless. All lepas tangan and pass the issue to other parties, or will treat you like you're talking nonsense.

Be careful if you're considering buying Beverly Group's other projects.

Imagine their lack of care of the individual units if this is the quality of the common areas rclxub.gif

VP was in Feb and the condition has been the same, if not worsen on some parts.

I'm the owner too. Bought this RM600k condo just to get angry with developer and management office everyday. Really upset beli this unit.

Henry Butcher is famous for being famous. almost all condo managed by them are terribly managed and it is almost certain they will be kicked out after 1 or 2 years. Had terrible experience dealing with this company

why is there a restriction on how you want to put your things inside your unit?? Just bash the developer that they cannot restrict how the unitowners use the space ..

If they don't like then they should think of design a proper space for purposes

For defects make sure you are documenting it include acknowledge stamp when submission eventually if not satisfactory can write to stakeholder’s lawyer to claim from retained purchase price.

This I'm not sure about. I for one don't really care much about this.

If it's a concern that our real identities are exposed, this won't happen as the actual identities behind an IP address are managed by your respective ISPs. They are duty-bound to protect our identity, so no outside party can simply demand who the individuals are behind that address. most of the projects (90%) projects are very bad quality... i also got unit with very "Wow" brand...also like shit when dealing with them.... 6 months complaints never entertain you...when go to office... they dun allow people go in with reason Covid SOP.... tiu la... doh.gif...so now reluctant to buy high rise...pay so high maintenance fees but get lousy Management team, JMB, security, cleaning ... ranting.gif better buy kilang.... can do wat ever you want... no need pay crazy maintenance fees and deal with shitty management company

but i saw the other project by the same developer in pandan perdana, that one not bad, the lobby very grand....

As one of the owner, I can say item 1, 2 and 4 is correct and I feel very disappointed with this. Unnecessarily creates so much trouble to redesign my layout.
