Hi guys, need help to gauge the price of some renovation for a 2 storey terrace. How much does these items normally cost?

First time do reno so not very experienced...takut nanti kena potong sweat.gif

1. Seal existing door and hack the wall beside to build a new door (basically change door location)
2. Hack 2 walls - 100 sqft each
3. Paint whole house
4. Change current plaster ceiling to a fully covered plaster ceiling (new lighting I guess?)
5. Renovate masterbedroom's toilet by changing a new basin, relocate the toilet bowl and bathing area (add a glass)
6. Built in wardrobe (10 x 6ft)

First, prepare a specification lists. Photostat 5 copies and give to 5 different contractors.

Then compare.

Other methods dont work.

Currently renovating my house now
1) not sure but should be in the region of 2-3k (door also cost around 500-800 already)
2) this hack only should be cheap - maybe 100-300 bucks?
3) my whole house paint (3 stories) - supplier provide nippon paint and paint 3 layer - 13k
4) plaster ceiling could be around 1k per regular size normal bedroom. so u slowly agak agak la
5) my toilet reno cost me 19k (hack all tiles, water proof, replace with 2x6" tiles, shower screen, installation of fittings (self purchase) and plumbing but no relocation of toilet bowl, that one will cost more cos need relocate piping
6) my mbr wardrobe is 25ft - 16k

hey bro, I think you have to be a little more specific...

1. Seal existing door and hack the wall beside to build a new door (basically change door location)
- it depends on the type of doors, size and the type of floor. (applies on both new and existing door). From these info, we are able to gauge the amount of work (greater effort is required if it is to remove an existing security door), the type of protection to cover the floor from falling debris (hacking and removal of door & frame) in the event if it is easily scratched floor material like marble or wood surface. May either use on canvas or 3mm thin plywood pending on floor material. It should cost approx MYR 3,500 (not including door)

2. Hack 2 walls - 100 sqft each
Total demolition on non load bearing wall. This is approx MYR 4,600 (including touching up the wall connecting edges and disposal of debris)

3. Paint whole house
This depends on
- house built up,
- types of terrace house
* intermediate (the usual)
* end lot (with gable wall that goes up all the way to the roof ridge but no additional perimeter wall)
* corner lot (with gable wall and perimeter wall)
* air well (high or low)
- Type of paint on external wall (regular or performance paint - with greater resistance against fungus and mold)
- No of paint combination (singular white colour, double coloured paints or etc)
- Any surface repair work on existing plaster (need cement rendering for external wall or skimming on internal wall?)
- Empty or tenanted unit? (additional canvassing and moving of furniture may affects work progress)
- Does roof tiles need to be rewashed and repainted via airless spray?

Yes. Included 3 colors choice of paint for outdoor and indoor each.

Thanks for replying! Let me provide more information as much as I could. Here's a simple diagram that I've drawn out based on estimation. The left diagram represents the ground floor and the right diagram represents the second floor. The red highlighted line is the wall that I am trying to hack while the yellow highlighted line represents the wall that I want to build or seal. The dotted line represents the new door location.

Well, for the furnishing, such as wardrobe, if you already have the size, quite easy for you to check the price online, just give the dimension and you can roughly get the cost.

In term of the renovation cost, I guess you only can ask few contractors and make decision. Some renovator charge higher could be the materials used. Besides that, with the raw materials increase like mad, I guess if you want to reference, you should reference to those that did renovation recently.

However, not sure about the house age, you never consider to do re-wiring? If the house age is quite old, it might be worth to do wiring together.

The house is about 20 to 30 years old and the previous owner already redo the piping and wiring.

I see. Sounds like simple renovation.

For 6. it might be more worth if you are taking a package with those such as including the bed frame etc + bed.
The price does not change too much. Remember last time in expo, price quote for the wardrobe alone is around 4k-5k (very basic without any lighting) for built in but the price increase slightly if wanted to have the bed frame etc.


For toilet, if just change basin, usually the contractor depend on the total work amount, some wont charge else will just around 100+ for removal. You can just buy the basin yourself and ask them to install.
For toilet bowl relocation, it depend where the toilet bowl you relocate to, since it depend on whether there is pipe underneath.
Beside that, guess you forget to include a cost for the waterproofing layer or tiles. Since if you are shift the toilet bowl location, usually tiles will be hack and unless you are okay with different colour tone, most will recommend you to just change all together. For the glass, to separate dry or wet, if it is standard size (not huge toilet, like a normal door) previously, I ask is close to 900.

Ceiling plaster also see whether you want any fancy design or any downlight but around 2k-5k.

Hmm, I only shift the sliding door at the side. Not sure it is applicable for you and is in 2019.
But I vaguely remember is below 1k and use back the same sliding door and track.

If you have your furniture dimension like wardrobe or shower screen etc, you can consider to go to those house expo and ask for price quotation from few exhibitors.

Hi Pros,

I am looking at doing kicthen cabinets in the area. The measurements are approximately 12ft by 12ft, ceiling is 10ft.

With the usual hood and hob, top and bottom part and with an island at the centre, how much would that roughly cost?

Total paintjob: With jetwash to rid of mold and fungus, surface repair work, 1x undercoat using Nippon 5400, and 2x layer of finishing coat using Nippon Weatherbond with 7 years warranty (white, external wall) and 2x layer of finishing coat using Nippon Easywash (white, internal wall), 2x layer finishing coat using Nippon Matex (white, ceiling), 2x layer of Nippon QLac on fascia board, wooden door frame and doors)

Approx MYR 9,500

Approx. MYR 9,500 (tiles and other accessories are to be provided by owner)

Hi,

For roof tiles replacement with a roof dimension of 22' × 55', it should cost at nothing more than MYR 40K, pending on the height of the roof (some has very high air well), the number of roof plane (some has more than one roof plane). However, if it is just single ridge, double plane, below 25 ft height, with G28 zinc sheet, we charge at MYR 34K. This include the dismantling and disposal of existing roof tiles and no changes in the roof structure.
