 Renovation price check help

Hi guys, need help to gauge the price of some renovation for a 2 storey terrace. How much does these items normally cost?

First time do reno so not very experienced...takut nanti kena potong sweat.gif

1. Seal existing door and hack the wall beside to build a new door (basically change door location)
2. Hack 2 walls - 100 sqft each
3. Paint whole house
4. Change current plaster ceiling to a fully covered plaster ceiling (new lighting I guess?)
5. Renovate masterbedroom's toilet by changing a new basin, relocate the toilet bowl and bathing area (add a glass)
6. Built in wardrobe (10 x 6ft)

- it depends on the type of doors, size and the type of floor. (applies on both new and existing door). From these info, we are able to gauge the amount of work (greater effort is required if it is to remove an existing security door), the type of protection to cover the floor from falling debris (hacking and removal of door & frame) in the event if it is easily scratched floor material like marble or wood surface. - Type of paint on external wall (regular or performance paint - with greater resistance against fungus and mold)
- No of paint combination (singular white colour, double coloured paints or etc)
- Any surface repair work on existing plaster (need cement rendering for external wall or skimming on internal wall?)
- Empty or tenanted unit? (additional canvassing and moving of furniture may affects work progress)
- Does roof tiles need to be rewashed and repainted via airless spray?

4. Change current plaster ceiling to a fully covered plaster ceiling (new lighting I guess?)
- Will need to know your total area

5. Renovate masterbedroom's toilet by changing a new basin, relocate the toilet bowl and bathing area (add a glass)
- will have to check out your existing bathroom for the following;
* single or doubled tiles (irresponsible renovation by previous tenant will cause additional hacking on wall and floor)
* change of water piping network involving copper or PPR piping instead of PVC
* small tiles (smaller than 1' x 1') or regular tiles (2' x 2' or 1' x 2')

6. Built in wardrobe (10 x 6ft)
- Melamine or laminated plywood?
- Type of finishing
- compartment

Thanks for replying! Let me provide more information as much as I could. Here's a simple diagram that I've drawn out based on estimation. The left diagram represents the ground floor and the right diagram represents the second floor. The red highlighted line is the wall that I am trying to hack while the yellow highlighted line represents the wall that I want to build or seal. The dotted line represents the new door location.

1. Types and size of door is the normal terrace door. Floor is actually marble.

2. Basically the red highlighted line in the diagram

- house built up - 1800 sqft
- types of terrace house - intermediate (the usual)

- Will need to know your total area - only the living room space...I guess 500sqft?

- will have to check out your existing bathroom for the following - this part I am really unsure

6. Built in wardrobe (10 x 6ft)
- Melamine or laminated plywood? - Melamine
- Type of finishing - what are the choices ya
- compartment - yes but basically no need very fancy

In term of the renovation cost, I guess you only can ask few contractors and make decision. Some renovator charge higher could be the materials used. Besides that, with the raw materials increase like mad, I guess if you want to reference, you should reference to those that did renovation recently.

However, not sure about the house age, you never consider to do re-wiring? If the house age is quite old, it might be worth to do wiring together.

The house is about 20 to 30 years old and the previous owner already redo the piping and wiring.

For 6. it might be more worth if you are taking a package with those such as including the bed frame etc + bed.
The price does not change too much. Remember last time in expo, price quote for the wardrobe alone is around 4k-5k (very basic without any lighting) for built in but the price increase slightly if wanted to have the bed frame etc.


For toilet, if just change basin, usually the contractor depend on the total work amount, some wont charge else will just around 100+ for removal. You can just buy the basin yourself and ask them to install.
For toilet bowl relocation, it depend where the toilet bowl you relocate to, since it depend on whether there is pipe underneath.
Beside that, guess you forget to include a cost for the waterproofing layer or tiles. Since if you are shift the toilet bowl location, usually tiles will be hack and unless you are okay with different colour tone, most will recommend you to just change all together. For the glass, to separate dry or wet, if it is standard size (not huge toilet, like a normal door) previously, I ask is close to 900.

Ceiling plaster also see whether you want any fancy design or any downlight but around 2k-5k.
