Common Areas
- Defects post VP are horrendous.. Chipped windows are not replaced. Paint stains are all over the place, facade wall, floor, internal wall, not bothered to clean/rectify since Day 1.
- Leakages happen in carpark area if heavy rain. Adding to this, there is no drainage at carpark area, so there is no where for the rain water to run off to.
- Carpark roads are bumpy and uneven. Adding salt to the wound, water pooling after heavy rain.
- Children's playground is not maintained. 6 months in, some parts are already missing and not replaced. Outdoor playground is dirty. One night, I took a pail and cloth to clean the playground on my own.
- Lift breakdowns are a weekly affair. 2 + 1 service lift serving each block of 188 units. Bare minimum specs.. Floor 1, 2, 3, 5 and 6 have 2 lifts. Floor MA, 1A, 2A, 3A, 4A, and 5A only served by the service lift. During day time when renovation works are heavy.. for the latter floors, you will wait 10-15 mins for the lift, and then share the lift with contractors and equipments.
- Entrance boom gate breaks down twice a week.
- Broken mirror at the lobby area is not replaced since day 1.
- Wall cracks are not fixed since day 1.
- Chipped tiles are everywhere, even in the swimming pool and surrounding area. Imagine when you are bare footed.
- etc.

In the Unit
- 163 defects reported from my 1,118 sqf unit.
- Walls are uneven, and when this is raised, they claimed this is an acceptable standard, so they won't fix it.
- Window provided is the traditional 8 blades window.. bare minimum spec..
- Windows and door frames are badly chipped. Like someone used it to test their sword. It's fixed by.... sanding (scratches on the surfaces are visible now) and using silicon to even it back (outcome is poor).
- Finishings are poor.

Management Office - still under developer after 15 months.
- Maxim owner, the Tan Sri, has an unit at the top floor. He changed his facade during renovation, and his carparks are the only ones located at ground floor.
- 15 months since VP, JMB/ MC is not formed.
- MO is not responsive to email, 6 emails and none replied. There is a RM200 non-refundable admin fees for renovation permit application. Another RM2,000 deposit took them 6 months to refund. Move-in furniture, another RM50 non-refundable fees.
- Cleaners are loitering and don't bother cleaning.
- Waste bins are cleared only when complained to.

I have a client in Mizumi Kepong, under the same developer.. Common area lighting fixtures.. They give fluorescent lights... It's a 300k+ unit, but still... wtf..

Those risen owners have to worry about it from now.. the main con of majestik is binxstraaaa

Same for The Address, the scanner... doesn't work 50% of the time, most of the time, the guard opens the barrier for us.. The next property management is gonna take up a lot of shit.

They have a new project in Taman Desa.

Can we group up and confront them ?

Give you free, you also need to pay service charge... lol.. Update.. MO formed the JMB, without calling for AGM... Is this possible? No committee from owners also.

Despite almost fully sold(except a few units), the project status is lewat (refer to section D) as of 5 mins ago.
