Most horrible will be property agents joining in the group getting our contacts and spamming . The few pioneers can always cross check each other’s SPA before starting one group too.

All experienced property owners, I am just a blurred house buyer who likes to buy a new condo for my family, particularly interested in settling down at OUG or Happy Garden.

What are the differences between Own-Staying condo and Investment condo? If I want to get a unit for own staying, what particular features should I look for? anything need to avoid?

Feature wise I think is very subjective. I would rather check the track record of the developer , how they sustain the property with JMB.

For me now I would consider 4 rooms at least due to after pandemic most of us have our home office.

For a growing family like me , 2 rooms is need as for kids and maybe occasionally for guest room.


I would personally avoid property that are promoted as investment because end of the day the property will be full of stranger walking around and you will not feel save.

Interesting. 4 room places are now desired. For how large a family? I suppose 3 + study works.

ya lor, this legacy oug project is very ownstay style.
all large unit has been sold out, left alot type A & B smaller unit (more toward investment)

really not much ppl discuss about this project even in another thread.

This type of layout even the smaller ones would be fabulous in a much better location.

Saw your post on the other thread asking opinions between legacy and landed in oug. So which one have u went for?

Currently I’m staying in 3 room condo and my wife 95% working from home and of course one of the room turn into home office.

1 for master bedroom and 1 for future kid (currently as guest room). If kids is born then there is no place for my parent to stay over.

But for some home owner felt not worth to pay high maintenance fee for big sqf houses.

yar, fully agree. Home office or at least a study area is essential now. even after covid is gone!

what so unique about the layout? sorry, a bit dumb, can't visualize the benefits

If you compare this project type A layout with others, the width of the living area/balcony is wider compare to most of the condo.

Let’s take an example of 1000sqf condo, usually the dining area will be closer to the entrance while the living room is at nearer to the balcony. For this project, the living room and dining area is somewhat “combined horizontally” & its closer to the balcony. With this kind of layout, you will get to enjoy the longer balcony/window and sun light.

Usually these kind of layout only applicable to larger units such as 1300 and above. For the best comparism , check out skyvogue layout , Type A 1085 and type B 1300. Try to notice the dining and living area

The architect of this project able to do it with 1050 sqf. But some don’t like it as you will have to go through a longer hallway like hotel.

As for the invest unit or own stay unit, I think woolei answered most of it. On top of it, those project consist of 1 bedroom unit/studio/loft/duplex is mostly investment unit.

Try being locked up again during pandemic with 2 children and a grumpy wife in 1k sqf. I think there is more appreciation of space now for mental health and being able to disconnect from others. The number of divorces post Covid continue to escalate as well as the number of babies.

Yes this. These horizontal layout arrangements are very much desired with ample windows letting in sun light. It makes the dining table functional as an office even where you can watch TV at the same time. Also is ideal for entertainers and hosting friends.

Agree with the post COVID divorce rate is increasing and actually there’s a new term for baby too ‘COVID baby’ which stands for baby born during COVID time and they are lack of interaction with human being other than parent.

I’m currently having about the same layout for dining and living hall and no doubt the ample lighting is insane with greenery view.
But for the dining table as office is not really working out for my wife as she have calls most of the time and she need to isolate from open spaces.

Really, I fully agree with you. Sometime, we prepare extra space or extra resources as a buffer or insurance for potential usage/emergency need, as a result, we need to pay additional fees for this.

Guest room might be used once in a year, yet, we pay maintenance fee monthly

Bought it because my wife doesn’t drive and this place is surrounded by public transport. But ended up she’s been working at home most of the time since mco .

I am planning to buy a condo at The Legacy but then saw the condo at some sort like above the hill. Is it safe?

Gotta be realistic about how often or necessary a guest room is. They’re starting to fall by the way side and are used primarily as a study with backup for sleeping if needed. Placing a large queen bed in a room that is hardly used is not efficient in today’s world. If you need a multi generational home than plan accordingly.

But the typical 3 bedroom flat suits a couple with 1 or 2 kids for at least 5-10 years.
