Sunway acquired the land with an approved development order secured, which will accelerate the development’s speed to market. The development is expected to be ready for launch by the first half of 2022 with the expected completion in 2026, contributing positively to Sunway’s earnings from 2022.

“We plan to develop an exclusive residential development comprising just 255 units of townhouses and condominiums with slightly larger built-up area to accommodate new normal lifestyles. First time homebuyers, young families, upgraders and seniors who have long called Cheras their home and want to move to a more secure community with lifestyle facilities will find the development attractive as it will be designed with elements of connectivity, healthy lifestyle, convenience, community and security in place. Good location. Walking distance to mall and MRT, yet not too near until the sound becomes unbearable. Freehold and fully residential too.

However, bigger built ups and starting from RM650psf means the absolute price will be RM700k+, not so affordable. I feel this is quite similar to their Sunway Artessa in Wangsa Melawati.

Quite curious why they named it Alishan. They going to incorporate Taiwanese design? Or perhaps a lot of nature elements until you feel like in a mountain?

They are quiet conservative and old fashion... cina man type of company.... wont give you fancy fancy things....but practical and easy to manage type of design...

Reliable company la...customer service Ok... will upgrade surrounding infrastructure ...wont kedekut like cili padi contractor... better than MahSxxx, Maltxn, cina apaek developer..

Due to brand...price will be slightly higher than surronding

Echo bigman above:

1) Solid workmanship
2) Floor plan practical, nothing fancy or innovative. Tend to build larger units with bigger total sq. ft., "family oriented" design.
3) Parking lot design usually gooding 👍 not overly cramp or narrow parking.
4) Rare developer that actually takes time to upgrade the surrounding infrastructure, like the roads and walkways
5) Development usually on time
6) ”Branded", so usually quite expensive

The sound from Jln Ceras will be minimized.
But this location is next to MRR2 where vehicles ramping up/down. Hope the noise from MRR2 is bearable.

The bigger plot of land next to this project is owned by another dev.
See if that dev wanna sell the land to Sunkway. Hohoho..

It's outside the circle mentioned and while Annex do have overhead bridge it's only till the u-turn toward furnisher shop before Cheras Sentral so it's still walkable in open. Hearsay UEM Sunrise will have launching at ex-Connaught City site by 2H2022

Been staying in that area for 30 years:
1. Jam is pretty bad on rush hours
2. The walking distance although looks close but it's quite far. Nearly 1km. Taman Mutiara is nearer and it's around 200m to the station entrance.
3. It's on a small hill, that's why they wanna name it Alishan
4. Awana Puri has a lot of renter's, might be a deterrent

It will be charged to the owner. I’m assuming each unit has their own outlet at assigned parking bay. That’s what will be done at my future place anyway. One charger per unit, billed to owner.

Almost 1mil per unit. Superd pricing benchmark and low density. Guess maintenance fee roughly around 40sen psf?

Product position wise, sunway really nail it... it is very something lacking of in this heart of cheras area. Think this could do well.

It’s a valid point to show what you can get for a comparable amount of money in the area.

Indirectly it means that the project is very overpriced and that capital gain will be non existent if not negative equity if you have to sell in a hurry.

Not going to be cheap. It at the hearth of Cheras with KL address. Can check out the new neighbours Taman Tiara Hills landed property, many riches staying there. Got famous Imbi primary Chinese school nearby. Well established connaught, eko leisure mall commercial area. Near to UCSI uni. Old Taman not far away like Taman Segar also many riches staying there.

Great location but entry to condo via single narrow road with the road side full of cars parked by awana puri residents.
Details about exact price, packages and car park information not available until their official launch next month.

This was the original comment, im just asking…. Cos i also not sure.
The exit is actually very tight because need to pass through the awana, then through the small housing area road and then subsequently through the exit via eko-mall to the main road.

For something similar like KAIA Heights with 19 or 20 acre, less than 1k units, this one is 7 times more dense per acre. ohmy.gif

Indeed, Kaia is super low dense, If overall below 60 units per acre. Not many highclass condo got this low dense nowaday.
But not sure for maintenance fee? 😅

If u r considering becos of the proximity to ekocheras mall and mrt, then u shldnt be considering of getting it. It's a quite distance actually to ekocheras mall, not to mention mrt where you have to walk under the sun passing through the congested housing area which full of cars parking along the road (cqr of those who work at ekocheras). It's quite annoying actually seeing so many cars park along the taman especially for those landed house owners. And Ekocheras mall is not a grade A shopping mall that you wont expect it to be like Sunway velocity. Go and have a look on the sales gallery at ekocheras mall then you will know what I'm trying to say.

I got few units from Sunway… not bad developer… can delivered within expectation in term of quality…the EV charger point I think it will be normal voltage which cannot install supercharger in future

Normal voltage/ slow charger is fine for own house use. You dont want to keep fast charging your EV as it will degrade the battery. But this is all based on current tech, who knows how far it will advance in years to come

I live in Taman Tanyton View , and the actual location is furthest inside next to Tiara Hills. Enjoy super traffic jam from 6am-7am (work + school), 12pm ish (School) 5-6pm (work and school). The good thing is its pretty quiet part of Taman Mutiara as i usually run from my home to Tiara hill/SJK© Imbi / SMK Mutiara.

Didn't see any jam from the entrance, people stay here normally come in from EkoCheras entrance and exit, of course during working hour there is 2 to 4 car in queue from the exit to Jalan Cheras. I believe the jam you mention coming in from Taman Connaught and Taman Tayton, which passby shoplot.

Land clearing was done way earlier.
Perhaps can discuss there.

Back to this project, Sunkway came "later" to clear this land(ex CTM land) and have the consistent progress carried out.
By now we can see a new building structure. Not sure how many floors to go for completion...

Maybe due to the Korea incident where Benz EV "firing up" the whole parking lot 🤔🤔 ??

In fact, I prefer not to allocate EV charging for each unit, but to allocate few charging station at ground floor isolated corner... for "damage control" in case of anything happens.

Ya, it's stated in their furnishing package list. So it means that they will just provide the EV point, but isolation unit installation is up to the owner themselves.

Yes I was referring to alishan in Taiwan

It stems from the likelyhood that sunway emphasis the greenery etc
