 A bit of subsale dilemma

Guys, I am in need of some opinions. Currently I am looking at a subsale condo which ticks all my checkbox, there are only 2 concerns preventing me from signing the booking form immediately.

1) There is a long hairline crack on the ceiling in the living room, which goes through the lighting and the ceiling fan, as if its following the wiring beneath, picture below which I found on the web is a good illustration of it, excepts its much longer. Its only on the ceiling and does not extend until the wall.

2) 1 of the bathroom used to have water leakage yellowish stain at the ceiling, apparently owner are aware of it and informed the management as well, I am being told that the problem is fixed by unit above and the stain has been removed and repainted as well, a week has passed and I revisited the unit and noticed that there is a "bubble" forming at the bathroom ceiling, albeit without any yellowish stain.

I really liked the unit and would like to get it for my own stay, I don't mind forking out some money to fix all the problems but still would like to get some opinions whether they are some underlying serious problem with the issues above.

I really liked the unit and would like to get it for my own stay, I don't mind forking out some money to fix all the problems but still would like to get some opinions whether they are some underlying serious problem with the issues above.

1. I look at it as poor workmanship during the wiring and plastering.

2. There are 2 possibilities ..... there will still be water dripping after repair and require few days to dry b4 painting or the leak wasnt repair. I suggest you ask the seller to redo and revisit the place in 2 weeks to see whether the same problem recur.

Fixing a leak is not easy. If the upper neighbour is not co operative, no leak can be repaired. Not every owner is nice enough to spend money and time to 'destroy' their flooring for another person. Some aggrieved neighbour have to go through 'legal means' to have it fix.

So you decide if the leak cont, it is worth to proceed ?

I have the same thoughts with you on 2. It's more like they just did a minor touch up for the TS without actually fixing the source - possible pipe leak.

If its side of the wall then it's easy to see to and feel, I viewed a unit and you can feel that the wall was moist. Hence, a likely pipe leak where the wall needs to be torn down but for the ceiling... it will be harder as it affects the unit on top. console.gif

For 1... well if you are going to redo your ceiling... i don't think that will be much issue for the TS.

Since the unit above is occupied, there will probably be continuous usage of water, if the problem persists, the leakage stain would probably resurface.
I guess I'll hold off the purchase for the time being and tell the seller I would view the unit again in 2-3 weeks, just to make sure the problem is being taken care of. Normally how long should we monitor to determine whether the issue persists? 1 month from the repair period or much longer?

Buy another property and I am sure can find a better unit, .....maybe cheaper too.

Risky thing to do if you insist of buying the same unit.

Reason?

- > you won't know how they fix it. Temporary fix or permanent fix. Both are different.

- > if temporary fixing used - you will have to handle the issues yourself after that after some time if you are unlucky.
