If its side of the wall then it's easy to see to and feel, I viewed a unit and you can feel that the wall was moist. Hence, a likely pipe leak where the wall needs to be torn down but for the ceiling... it will be harder as it affects the unit on top.
For 1... well if you are going to redo your ceiling... i don't think that will be much issue for the TS.
