So I found this house that me and my family likes, contacted the agent and went to see the house earlier. We are most likely going to be getting this house, but my dad suggests that we should talk to the direct owner, because the owner might have plans to sell lower, and the agent would sell higher because he/she would've told the owner that they can sell it higher.

So is it worth the trouble to get the owner's contact from the agent to see if the price can be lowered down or don't bother ?

if the agent give u the contact then the agent eat what ?

1. direct - save money bit
2. agent - agent can live another day
3. eeny, meeny, miny, moe

Well... ur father no wrong on $$ saving aspect..

But... please la... no matter agent in what industry also sure earn a middle man commission
Next time whatever u buy, direct go factory buy, dont go retail shop/supermarket buy, coz they sure sell higher than factory wholesale price...

If you were the agent, would you spend your time to bring buyers to view houses and end up earning nothing?

Some agents are not worried if you want to contact the owner. He can also bring you to see the seller.

Wont be surprised owner sell higher since your family is so eager to buy.

Booking, bank processes are quite fast. The issue with a lot of transactions now is with the land offices...

The time frame is stated in the agreement. If it goes beyond that, party that defaults will have to pay liquidated damages as provided in the terms.

Generally, for freehold, is 3 months from SnP date. Another month is normally provided if either party cannot complete in time but with interest charge.

For leasehold, the 3 months start from date of approval from the state govt to allow transfer of title to the buyer plus the normal extra 1 month.

The overall duration depends on many parties .... buyer, seller, lawyers, banks and govt dept.

In conclusion, if buyer wants quick, then have to chase and follow up closely.

I did have a experience that the agent brought me to view the house, end up finding the owner is my friend
Then the agent did call me in the next few days if I am still interested. I think is because he worried I secretly deal with owner and want to ignore him
But I think if you are recommended by agent, the owner will want you to go through with agent lah.. it is common understanding and don’t try break the “rules”. Don’t try make thing looks ugly is what I would like to say here

Loan process 1-2week.

between 3-6 months for S&P process, depending on type of title / master title / direct transfer (6 month) / developer bankrupt (1-2yrs)

Whole process if short 3 - 6 months. Nowadays things can get stuck in the land office for few weeks at least. If you need consent etc... that might take longer too
