Go through agent or direct ?

So I found this house that me and my family likes, contacted the agent and went to see the house earlier. We are most likely going to be getting this house, but my dad suggests that we should talk to the direct owner, because the owner might have plans to sell lower, and the agent would sell higher because he/she would've told the owner that they can sell it higher.
So is it worth the trouble to get the owner's contact from the agent to see if the price can be lowered down or don't bother ?

Understood, thanks for all the advice. Btw to prevent another thread, how long does it roughly take from paying for booking fee, to the bank processes and getting the house ?

QUOTE(digitalz @ Nov 21 2021, 09:49 AM) Booking, bank processes are quite fast. The issue with a lot of transactions now is with the land offices... Can i get a rough estimate on the whole process ? Would it take few months ?
