Agents sometimes over-promise one.

For example, my former Flora Damansara apartment. I told the agent, the place is for sale at RM 125K AS IS!

Inside has broken doors, windows, pipes, and cracked floor tiles but the agent used another unit's picture to sell the unit.

After the transfer is done and the new buyer took over the unit, she wrote back stating the condition is worse than a foreign worker's kongsi. I told her off that she bought the place below market price and AS IS condition. Anything else, go settle with the agent.

That was 10 years ago. Today, the very same apartment is over twice the price she paid for earlier.
