Buying a house with tenants inside

I'm buying a house. The layout, price, etc feels right to me. However, There are other tenants occupying the house up to April 2022. I want to make use of the Stamp Duty Exemptions, so need to buy before end of 2021.
This means that I can't do a proper inspection. To make matter worse, the master bedroom are locked as one of the tenants is having visa issue and couldn't be in Malaysia for the time being. This means that I am unable to see at the master bedroom & master bedroom's toilet.
Would you still proceed with house? Can I incorporate this below/similar condition in SPA? "The current homeowner will be responsible of fixing any issue that was left by the tenants after tenants move out."
Please note that the agent gave me assurance that all the rooms would be exactly like photos and they will take care of cleaning up after the tenants move out. Just want to hear some of your thoughts.

Agents sometimes over-promise one.
For example, my former Flora Damansara apartment. I told the agent, the place is for sale at RM 125K AS IS!
Inside has broken doors, windows, pipes, and cracked floor tiles but the agent used another unit's picture to sell the unit.
After the transfer is done and the new buyer took over the unit, she wrote back stating the condition is worse than a foreign worker's kongsi. I told her off that she bought the place below market price and AS IS condition. Anything else, go settle with the agent.
That was 10 years ago. Today, the very same apartment is over twice the price she paid for earlier.

Just want to hear some of your thoughts.This subjective. A lot of arguements because of different opinions. You cant have the best of everything in a deal. What could be the more serious damages in the room ? Leaking ? Toilet clog ? Can the hoc savings cover part of it if is really damaged ? Is oredi coming to year end. Just want to hear some of your thoughts. DO NOT take the agent word as granted, they have no obligation to fulfill what he/she promised verbally. Must put it into contract for those extra terms agreed upon.

No black and white is as good as go fly kite, agent talk is cheap.. You need to put it down on SNP and request lawyer to withheld that sum of money until complete inspection...

I am not agent but i am thinking as a buyer.
If owner can agree to set aside a fee from purchase price, kind of like deposit, in case things need fixing when handing over the house.
If everything is ok then you can release that fee.
Would recommend witness from both parties on that as well, i think that would be fair and allow the deal to go through.
How much the fee should be is up to your discussion with current owner.

What happens if seller done the repair and buyer not satisfied ? What is good to seller may not be for buyer. Seller is not obliged to repair or repaint the entire room if only a small place is affected. Neither he will replace wall tiles because of 1 or 2 broken pieces. Honestly, if have too many conditions on the sale, it is better to look for the next property.
