C'mon, be realistic, even if The Roof kicks them out, as long as they can bring in sales, another agency would take them in. And do you think they are the only 2 in the industry who deploy predatory tactics on others, be it on their downline agents or potential customers?? Wake up lah, there are thousands of them in the industry with the same DNA.
And that brings us to the question of, what motivates these agents to commit such hideous acts?
Starting from the early 2000, condos started to get built in large volume with increased plot ratios granted by local gov. With a significantly increased number of units per project, a significant increase in sales staff was also required, resulting in staff cost ballooning for the developers. That's when external third party agents became very useful as :-
(1) 3rd party agents get paid based on sales, with no fixed salary
(2) when you need to sell so many units, you need to kelentong buyers into buying properties they don't need, 3rd party agents were more than happy to kelentong as well as lying to buyers.
(3) using external agents, the "lying" will not cost developers any liabilities as they can easily plead ignorance.
Now, how can agencies minimise their staff cost? Easy lah, again, they don't pay their agents any salary, everything is based on commission of deals closed. So with zero salary, means you should recruit an unlimited number of agents to help you sell, the more the higher the chances of selling more properties. So this is what motivates Maggot Fong & Paul to commit such despicable deeds.
How to solve this issue? Easy. THE USE OF 3RD PARTY AGENTS BY DEVELOPERS SHOULD BE BANNED.
