Think usually new development, after deducting the "cashback + discounts" from the developer, it will be less than 10%, sometimes don't have to fork out anything.

I'm with you on this. I notice actually majority of B40/M40 insisting not able to have a meaningful retirement, but actually it is their expectation of meaningful retirement lifestyle is a T20 compare to what they are earning - some even want to compare with the elites. Having T20 lifestyle doesn't really equate meaningful

Rental  1 : 10k ( Short-term Rental income from  Home 1)
Rental  2 : 1.6k ( Normal annual rental )

The catch here is if you can win daily. It only takes a loss and you will need to double the effort to start on the positive route. If example just enter recently I think the feeling will be going to KLCC.

I do think it's better to teach them on financial wisdom.

Not saying someone or I will be spared - in fact my portfolio took a beating due to the concentration in Mag7. I mean the past few days or at least 1 week+ did offer some trading opportunity which can help shore up the war chest.

My curiosity stems from a bit of a disconnect between my expectations (theory) and lived reality.

c) Touch wood — the only major unexpected expense so far was helping an elderly relative with a medical emergency. luckily its only around 30K rm, so still manageable.
I also do some selling of options but they are just to supplement the passive income from EPF and equities. definitely not as much as yours in relative terms vs passive income elsewhere.

Haha. I do have an ex-colleague same respond when he was about to take VSS. He mentioned problem is cannot avoid the noise already. Think maybe with his simple life, his EPF dividend can be use to pay for his family expenses.
