 Property investment still profiting in Malaysia?

Decade ago, always heard people buy property to flip. Buy at cheras, Damansara, kuchai, PJ all over KV. Say will earn 30-40% after two years.

Of course some of my friends profit a lot. Do u think property still worth investing right now? Or u would invest in other field like crypto or stocks or put inside FD?

Not sustainable in Malaysia since Malaysia not preferable by expat, Malaysian salary stagnant, and recently mm2h requirements, I don't see hope in Malaysia property

Property not as profitable as it was maybe 6-7 years ago. But it is still good as protection against inflation.

Should be more than a decade ago.

2013 was the highs and it started rising in 2009.

If you didn't buy in 2008 then most likely you won't be profiting.

Chances are the rent transacted today will be a lot lower than it was during the pre-pandemic period while the sheer number of newly completed and handover units in the market has shifted the bargaining power in the property market to renters. As capital values are tied towards property income generated, capital values too have been on a downtrend.

Anything else better to rent it.

Only those cheap properties. But gomen oledi put limit and restrictions as they dont want the rich to manipulate the market. Cheap properties can get good rental money. brows.gif

Can earn, but need to study lo. Not simply buy and expect it to go up. Key point is to spot the potential.

Buy property is not this year I wan buy, and I start study now. U need to keep study for many years and strike when opportunity appear.

Those who say can’t make money are those who nvr study and just blind buy then pray everyday for it to appreciate .

Marketing they said in the news that the affordable house for low and mid income group. But developer selling to their own staffs and one of their manager bought it with cash and flipped the price wanna sell higher before VP. Some more that marketing statement about for mid and low income group is from the manager himself.

I have proof from the offer letter and email. Is it a good story to share?

Property flipping over. Unless people manage to get access to new fund like another bank loan extension.

If you study historically, property only goes up if more people getting rich, bank/govt approve higher loan, etc. Where got magically goes up without basis?

I dont have properties on my portfolio. Theres faster growth elsewhere and doesnt incur as high a cost (in money and more importantly time).

There is drop of 5-8% during covid .. but if u wait it's gonna go up again. Furthermore next year no more HOC.

if ringgit continue to drop, probably have to increase.. bcos cost of building material continue to rise. but location most important.. those semenyih ,rawang , cyberjaya, banyak lelong only. dont buy. you buy those near city centre still ok.. 300-400k easy to flip lo🙃
