Property investment still profiting in Malaysia?

Decade ago, always heard people buy property to flip. Buy at cheras, Damansara, kuchai, PJ all over KV. Say will earn 30-40% after two years.
Of course some of my friends profit a lot. Do u think property still worth investing right now? Or u would invest in other field like crypto or stocks or put inside FD?

Not sustainable in Malaysia since Malaysia not preferable by expat, Malaysian salary stagnant, and recently mm2h requirements, I don't see hope in Malaysia property

Property not as profitable as it was maybe 6-7 years ago. But it is still good as protection against inflation.

Chances are the rent transacted today will be a lot lower than it was during the pre-pandemic period while the sheer number of newly completed and handover units in the market has shifted the bargaining power in the property market to renters. As capital values are tied towards property income generated, capital values too have been on a downtrend.
