Interesting price (Rm 720/sf) as it is low density and freehold title. Moreover, fully furnished. However, will the gov reserve land (bomba/library) will affect the Capital Appreciation of this property? And maintenance fees + singking fund is been told is 0.46, worth it? asking for an opinion on this project.

If the SAMM unit is 270k for 550 sqft, actually it's not that cheap. psf is 500 psft while open unit is 720 psqft fully furnished.

Totally agree on this, especially for the capital appreciation on landed.

As for the oversupply, it’s depending on location. Most oversupply or overhang properties are at weird location or outskirts, which no one is buying as it’s not convenient. If location is good, unlikely will be oversupply.

Applicable only for landed. For high rise, unlikely. Just have a look around u, how many high rise have big capital appreciation after 2015? Why I take after 2015? Cos pre 2015 is property bill run time, any Tom and dick property u buy sure increase.

And, if the management of the high rise is not good and the building looks like shit after 10 years, u should be glad if the price didn’t reduce, let alone appreciate.

Agree. This project is Same row with H2O. Over 1000 plus units in H2O....rental price depressed . But developer of H2O still selling their completed unit. Cheaper I heard and under HOC as well. This info is to be confirm as I saw some ads in online platform for properties.

valid advice, buy it either for own stay, or longer term holding. Short term doesn't work anymore, better chance in stock market, or luxury watch and handbags, haha

i've bought from sime darby, paramount, IOI and another small developer. so far, sime darby and IOI is the best in terms of quality and speed in defects. IMO quality is more depending on main con than developer. of coz big developer usually less probs with main con.

but bigger issue is whether they will fix ur defects. big bois like sime will honor defects. others may just drag, ignore or make it extremely difficult.

500k from sime, i think close eye also can buy for own stay. investment maybe have to think twice because of the current market situation.

I just went to Sime sales gallery yesterday with my fam, the staff said got drop off area and lobby lounge wor and you can clearly see the lobby from the huge scale model, i think you can contact Sime sales staff to double check, or drop by to view the scale model.

I prefer Type C 3beds, much more spacious for own stay! Waiting for the launch thumbsup.gif
