I meant another condo, i'm not staying there. Yes there's a small islam cementry behind the condo, it's depends on which direction ur view is, if it's facing BTHO or Cheras, yes you will see it. Need to cross check urself, don't listen 100% from agent.

wanna ask opinion for this condo facing, going to take high rise level like 30 plus and it has future development which has 40 plus level..., should choose which facing

I will choose the block facing south east.

The direction of sun will change throughout the year and certain months, will have more sunshine. So b4 you book and as a guide, spend the entire day there to see the shadow and sun direction.

Dead on west is probably the only thing that is discouraged. The rest you defer to view preferably.

Equatorial zones have equal sunlight in both north and south orientations. So it doesn’t matter as much as in Europe for example.

the compass direction is the handwritten one, on the bottom right corner of the layout

ya my other friend's opinion to choose on southeast block too, but there will be future development (green box) that will be done on opposite the road, which makes me uncertain if this is the right choice

There is risk in buying a unit facing vacant land as future development is unknown.

Not only it will block the view, sun and wind but have to endure the 3 to 4 years of construction noise.

The worst scenario is an abandoned building which indirectly will affect the resale value of tbe unit.

In all my properties purchased, I always buy subsale .... can view, can 'feel' and can nego, but have to pay some upfront money. If lucky, can buy below developer price.

if the condo is facing west (afternoon sun) but building is Green certified with so called less heat absorption materials will it matters?

Keyword materials.
If and there's an if there are such materials, they are materials.
How long do the materials last? What is the wear and tear cycle/fee?
Suggest you ask the developer. Even better, what type of material names they use.
