 Semi-D Cluster -Individual or Strata-landed title?

Hi,

I came across this semi-d cluster house which seems to be advertising as a 'freehold' property - but no clear direction whether would it be a freehold individual title or freehold strata-landed title?

I've been told by their sales agent that this would be a freehold individual title (as of now still on master title, later to be converted) but even the SPA doesn't mention anything specifically on 'individual title' or 'strata-landed title'.

Can a cluster home have an individual title? I know for a fact that cluster homes are joint at the back (mostly) and even if I have an individual title, that means I can simply tear down my entire house and rebuilt it into a 3-storey, without giving a damn of the house that is joint with mine?

Can anyone shed some light on this?

I dont think there is any difference between cluster sd and link terrace.

I know there are terrace cluster houses with individual titles in Wangsa Maju where it has shared kitchen wall without a lane. If I am not wrong, there are also such houses in Tmn Desa OKR.

Every demolition and rebuilt of a building is subject to legal planning approval.

If there is no mentioned of monthly service fee, then it cannot be strata.

If strata landed title, usually lawyer will explain during SPA signing and provide a copy of DMC to be signed as well.
