Investment Looking for max cashback in property, Below 800k spa. More than 150k cashback

U don’t need cashback properties - most property can do, just markup the loan lo. Sales agent can get the details for u. Easier if subsale property.
Better to do markup loan vs cashback because the cashback would normally come from developer when the property has achieve a certain stage. Markup loan, u get the money when loan is disbursed.

Correct. Subsale prop can get also. But the problem is after deduct all the cost involve in subsale, theres only so much left. Too many upfront. But i open my option also. Still prefer newly VP property. Only need 1k-2k upfront booking to get RM150,000+++ cash

If the property is very much below market value during the subsale purchase, mark up of SnP price will be easier. If the price is close to market value, only a small mark up is possible and valuer will give the benefit of the doubt to the buyer. For a big difference, valuer must justify the figure in the valuation report.

If your business has 3 years from date of registered we can help you to propose to a bank. Property financing can cash out more than 120% - 150% for business entity. If you are less than that, we can help to propose to P2P lenders, loan tenure is 3 years max. I think it's more viable to get a small fund 1st and then once you have 3 years history, then propose bigger amount from the banks. No point you taking those bad properties and suffer the rest of 30 years. Actually my client is suffering even rental unable to cover big loan amount. only about 60% covered.

ts maybe can find plenty you want by searching here property for salebut why you are not refinancing your property instead to get the capital? if you buy a property that may not be ideal but to keep paying for loan long tenure doesn't sounds worth for you better to get a property that you like and make good use for investment or own stay

There are tons of property that give you cashbacks. Most are overhang units. Some are bulk purchases special rebates.
If you're looking for subsales then can do mark up (I do not recommend as it's technically illegal)
But as always, there are tons of cashback deals, the problem isn't the property, the problem is obtaining the loan. Bank will do its due diligence, usually first 10 or so able to get loan, but bank will find out eventually, and they are getting very very good at finding out now. It's not 2016 or 2017 the hay days of cash backs deal are gone.
But if you still insist to proceed, then I can help you with the financing.
