Hi guys. Looking for a property below 800k spa. Around Klang Valley Cashback minimum 150k VP ths year or next year
I need the cash to keep the buisness afloat

Or a RM150k personal loan better chance of approval ?

This is wrong. Honestly OP, taking a 800k loan just to get 150k is not the best of ideas. Understand that mortgage loan rate is cheap compared to conventional but this is definitely not the way to do it. Couldn’t you refinance your property instead?

What use is a property if buyer have no use for it. He lose more money later selling in subsale. If he is qualified for 800k, 150k shouldnt be much of a problem. Will get 5 figure monthly once i expand the buisness. Not having an asset yet. Property able to rent out. Lower installment monthly. Im ok bleeding 1000-1500/month to sustain.

The property i will manage to get cashflow. Im ok bleeding -1000, -1500 month. The buisness expansion should be able to cover it easily

Not trying to be a wet blanket or party pooper but pm me when you have seen the light and might want to dispose said property. Then again, please note that only horrible properties require such massive cashbacks, and yes there are plenty of horrible ones. horribly located, or horribly priced. Unless you are hunting in the subsale market, then I fully support your search, but since you said VP this year or next, I doubt it.
For the record imho this is a horrible way to fund a business.

For the record imho this is a horrible way to fund a business. there's actually, my client bought one 2 years ago, rental yield is low 1.1m cash out 100k like that, VP already one. I saw his point, want extra cash with lower installment and can rent out the property, which i am helping client to manage that property rental too. He has better choice to loan actually, not necessary to buy lousy projects.
