QUOTE(ukiya @ Jun 24 2021, 12:41 PM)
For me, I've been working in Cyberjaya more than a decades and had been staying here for couple of years. I enjoyed less to none traffic jam. A lot of green parks everywhere. Crime rate is zero at least in my residential area - Setia Eco Glades and a project as a whole also zero for crimes, tats at least 6-8 years since 1st phase roll out.

And so far it is the only town planning with wide bicycle lanes. And walking path almost every part in Cyberjaya.

Food wise: I must said it is more than sufficient. If u enjoy non halal, there's Third Avenue shoplots, Few shops around Glomac near Pelita and many more. And more are popping out.
If u wanna experience something else, go dengkil, equine park, bukit puchong or even sri petaling... all around 10-15 minutes drive only.

Shopping/grocery: Within Cyberjaya: there are few. Village grocer, jaya grocer, star grocer and few more big one are coming...
Again, if u enjoy aeon or aeon big, they are just around 15 mins away only.

When I started working in CBJ, there's only Oldtown tat open 24/7 and when we crave for non halal, we always go Dengkil or SK. Its just few minutes away via drive. Now u have plenty of choice, even Taco Bell open its very first branch in CBJ, tats shows something right? Got potential...

Cbj no more spaces edy, tats y u have Cyberwest (Gamuda), north (Bkt Puchong), east(Putrajaya/PJ) and south(Dengkil) now whereby none of them are belong to Cyberjaya. Many development are booming up also. Government also setup many kebangsaan schools, big huge hospital which opening soon. Many universities, private school, international skool around the corner.

It is still a very peaceful and very serene in this growing cities. If u miss oversea or travel, the gateway is just 25 minutes away. tongue.gif

If you thought of staying in Cyberjaya, its either u come now when there are still have many choices, price range still affordable. Or come later, when amenities, facilities n development is there. Then u probably need prepare more bullets and pay higher for stay or move even further than Cyberjaya.

If later when cbj no more spaces or prices gone up. Then the question probably come back again? Should I move to Nilai? Bandar Salak South? hahaha... just my 2 cents.

15 minutes drive is about 12km away, is like from klcc to dbkl boundary e.g batu caves, the curve, jalan templer, tmn cuepacs, ampang jaya, etc.

cbj is near flight path; on approach to klia runway, one can see vast piece of land remain undeveloped in and surrounding cbj, enough for a few decades of development. until overhang units is reduced substantially, poorperly price will remain suppressed as seen in the last few years.

If you check cyberjaya masterplan http://invest.mpsepang.gov.my/home/bp2-cyberjaya/

All big residential land has been taken - seg, symphony, gardens, sejati, safiro, maple... Dont see space for big landed projects anymore.

Raudhah is an interesting case.. it is at the boundary just outside cyberjaya, guess is a combination of location and product positioning issue. Afaik all landed projects in cyber n even gamuda cove sells pretty well.

In metropolitan cities like NYC, London, etc, new supply never cease and landed is always available in subsale market. Why cbj will be different?

Always available, just become more expensive. The norm is changing.

I used to stay in kota damansara and puchong, 15 minutes drive doesn't take me far. If you work in kl city center, after 30 minutes drive, may still see the office during bad days.

After a week of commuting to work, how many still enjoy to travel >10km for grocery during weekends?

I read last time that the sepang area, ie cyber and putra has the fastest growing population in the whole of malaysia, something like 7% per annum. Its just that during the boom times the supply went up by more than double, even with the population growth it will take time for the place to fill up, but given the high population growth, it probably wont take more than a few more years.

Believe many bought to flip or rent, may not sustain for a few more years.

I don't know how do you understand the logic.

Investor bought and flip, meaning, someone else will buy it over from the investor, they will either:- buy for ownstay, buy for rental or buy to flip
If buy for ownstay, means the unit will be occupied
If buy to rent, meaning the unit will be occupied as well, just not by owner.
If buy to flip, back to the cycle.

If they cannot flip, then lelong. The new buyer cannot run from the 3 element of ownstay, renting or flipping.

Eventually someone will stay in the property, be it the owner or renter.

When population increase, needless to say demand increases that will bring in business and services which in turn bring in work opportunity again is a cycle.

I'm seeing lelong phase in cbj now. Everytime askar perang announced new buyer, I'm happy.

You keep saying cbj is a ghost town. I'm seeing people grabbing the lelong unit there. Not like lelong also no one buying it. Bukit beruntung?

Anyways, putrajaya keep on pumping money in cbj. Don't see they do that in Petaling Jaya. The satellite city for kl.
*
Do you know how many unoccupied units in cbj? do you realize how many rounds of auction before is sold? Can you tell how much population need to increase to fill those vacant units? Are you aware cbj was first developed at about the same time as Puchong, Kota kamuning, setia alam.

No i don't know how many unoccupied building in cbj, you have the data to share?
Anyway all existing building in cbj is less than 5 y.o

Only 6 project older than 10 years. Cyberia smart home, cyberia crescent 1 and 2, neo cyber 1 and 2,  cyber heigth villa, and d'melor

Now it's lelong stage, I'm seeing less and less lelong listing from cyberjaya from askar perang, maybe due mco?

If you are familiar with cbj, you could find out without difficulty.
