Now got a nice bah kut teh shop also.

Personally feels this is a good place to raise family, light traffic n open spaces with plenty of greenery and parks including quick access to the ones in putrajaya.

roads here are certainly better than batu caves/kajang but that's about it. i think you'll get a huge culture shock moving from usj. unless you really like peace and quiet and driving far distances..

Driving far distance is if want to go outside cyberjaya, shops or restaurants within cyberjaya about 5 - 10 mins drive

Landed properties here starting at 2k. "Decent" ones starting at 3k. Is it cheap compare to others?

I see postings in Cybersouth (Dengkil) as low as 1500 for 3 room landed house. We are considering to rent there even though its 10km away from Cyberjaya where I work. Also, cant get much feedback bout the community in Cybersouth as well.

Back to Cyberjaya, my wife like it here.. not too crowded. Community is nice in general. Low to none crime rate. You can cycle around even 11pm onwards and it's safe in my experience.

The environment in cybersouth would not be as good as cyberjaya imo. Another option is around 16 sierra area, not too far from cyber and peaceful environment.

when Putrajaya turn off the tap... all left is shity roads, flash flood, traffic lights either stop work or got destroy every month and hell... even telco lines sux on resident zones...
best part is that one and only station is called CCC, for me is nearer to just go to Putrajaya Sentral
Let me be the bad guy here...

cut the bbb FOMO, no more space bs.. just go around back of DELL or HASIL near the abandoned MEX KLIA extension or Sejati residences to see for yourself.

Hell.. even where the MRT station location - CCC CYBERJAYA CITY CENTRE(53.37 acres) is still undeveloped and you call that running out of land soon?

Are we talking about the same cyberjaya? OR you are not staying in Cyber? help yourself by look at the google map at least.

Surrounding project gamuda?... Not need to look so far...
There enough land hold by PKNS for Selangor Science Valley compete for price until you puke.gif
even their own famous "Raudhah City" until now cannot sell.

-----

but if you are renting then the place is all good.. rental never go up since I forgotten how many moons backs...
buy for own stay, go ahead if you like but make sure you stay and not later opening another thread "Buy for own stay but... what should I do.."  icon_rolleyes.gif

If you check cyberjaya masterplan http://invest.mpsepang.gov.my/home/bp2-cyberjaya/

All big residential land has been taken - seg, symphony, gardens, sejati, safiro, maple... Dont see space for big landed projects anymore.

Raudhah is an interesting case.. it is at the boundary just outside cyberjaya, guess is a combination of location and product positioning issue. Afaik all landed projects in cyber n even gamuda cove sells pretty well.

yes yes... plan plan.. Thats the project, if the whole town is not control wholly by Gov maybe now it won't be just a plan...
Don't get me wrong, Im only of those that bought into the Cyberjaya idea but it is just getting no where after how many years of diff plan with diff gov and bureaucracy.

CCC CYBERJAYA CITY CENTRE is plan and Cyberjaya itself is still a plan.

you know what is selling pretty well? >> no need to still advertise 2 years after launch

For the example you mentioned.. sorry I can't agree, only sales persons will say like this.
Completed and on fire sales project... gardens, maple
and please count how many LANDED lelong from cyberjaya (symphony  brows.gif), yes even landed is coming..

Well i am no SA but was in the market for a landed home so hv visited a few landed projects at cyber 10... namely amaya, safiro, mulia and sejati lakeside

No land left to develop is not the same as no house left to buy, lets make that clear. I go to SEG regularly for a client. Not a bad place really. Beautifully empty though. She is parking her german barges in the three empty houses next and opposite so that she can hang clothes and grow vegetables in her own drive.

Ofcos, subsales market will always be available i guess.

Sorry i guess what I'm trying to get at is that there's a difference between having lots of space to use, because theres lots of space planned Vs having lots of space to use, because the surrounding homes are mostly unoccupied.

Yeah... cyberjaya overbuilt the past decade and only now staring to see the intended population growth.
